Sila ambil perhatian , ada seorang pencuri berkeliaran pada siang hari di perkarangan Flat Taman Serina. Berkulit gelap, Tinggi dan kurus. Sentiasa memakai topi keledar. Dia menyamar dengan menggatakan motosikalnya kehabisan minyak dan memerlukan 2ringgit . Dia akan berjalan dengan memakai topi keledarnya dari rumah ke rumah dengan alasan yang sama sambil memerhatikan kandungan dalam dan luar rumah untuk merancang masa yang sesuai untuk pecah masuk. Oleh yang demikian penduduk Flat Taman Serina haruslah berhati-hati dan melaporkan kepada pihak polis jika terserampak dengan orang-orang yang berkelakuan luar biasa. Keselamatan Flat Taman Serina adalah tanggungjawab kita semua.

CALLING FOR EMERGENCY GENERAL MEETING WITH ALL RESIDENCES OF SERINABAY APARTMENT PERTAINING ACCOUNTS MATTERS HANDLE BY JIRAN WANGI SDN BHD


POLICE REPORT AGAINST JIRAN WANGI MISCUNDUCT HAPPENING IN SERINABAY APARTMENT PENANG

Dear residence , 

as promise this is the prove that i will not stand to close my eyes if found some things not right happening in serinabay fund .


My point is :

1. The reason it is Chinese new year and offices not working is something not professional , jiran wangi can't say that "saya rasa nak terberak sekarang baru mereka nak cari toilet" , why there is  NO! original resit attached or resit number written on top of the temporary resit to prove that it has been collect under badan pengurusan bersama serinabay , when surrendering documents to 2011-2012 JMB accountant.

2. The main concern now it involving breaching our trust , from where they get the authorisation to used this 3 temporary resit book amounting total to RM20K++ ." this is What we Call "Pecah Amanah" .

3. How about misconduct of debtors list fact , when they declare people owing money in debtor list  yet when resident bring the original resit to prove of payment , the supervisor Mr Benny say this is human error , by right the list come from HQ of jiran wangi , all the resit book after used finished send to them from sit offices , only the big book is handle by the site offices and yet the resit no information can be miss out by both parties in HQ & Site offices . why are they trying to create high debtors in the documentations .

We jmb have let our accountant puan amelia to do a draft accounts for 2010 jmb , and yet we find some money dispute there too but still we have send this draft accounts for auditing and to present in EGM soon as  another proves of miss used of fund according to all document hand over by jiran wangi to our accountant.

Right now I'm ordering the security to lock the offices and safe guard all evidence and proves advised by the polices and COB , to call for meeting of jmb again and to lay down the plan on what are the next step .

to all residence please stop doing payment to jiran wangi head quarters, any resit issued after 15.06.2012 by jiran wangi is consider and act of misconduct and not valid. 2011-2012 JMB will need 5 working day to resolve this matter and elect temporary company to run the collections and daily operations .

Fishy Things Happening Here In Serinabay Apartment Under The Management Of Jiran Wangi Management Company

Dear residences ,

As Chairman it is my obligations to transparent to all of us and always brings all for some ideas and comment .
Currently  I'm trouble with some questions that a bit unclear and fishy about accounts matters under jiran wangi management .

I really would like some ideas and opinions what is the possibility of reason for all below scenario :

1. Why there is different fact where by resident has resit prove that they have paid but jiran wangi list that they are owing debt when Jiran wangi give the list of debtors show name of resident , unit number and the debt amount display at the notices board earlier . At first jiran wangi will practices to ask resident to prove the payment by showing them the payment resit if unable to prove with the resit they will consider it is resident lies and stick to the amount as debts.I have ask the jiran wangi to check and accept photocopy resit with attached of commissioner of oaths letter to swear that this original photocopy of Badan Pengurusan Bersama resit not any others temporary resit to be accepted as prove of payment has been made in order to clear resident name as debtors.

2. Why is it some resident has the original resit as prove of payment but in jiran wangi  give a reason human error forgot to records receipts number in the daily collections list big book .Previously jiran wangi reported to JMB 2011 that their clerks playing with the daily collections , this case has not been settled yet until now , but now with this kind of scenario happening here in serinabay i can say that those resit that has been unrecorded by jiran wangi will not reflected in daily collections because as to date there is no excess of money collected everyday by jiran wangi in their daily collections records , where is this money goes .

3. Why jiran wangi can declare to me that there is some resident make payment at their head quarters offices not at serinabay apartment management offices , so if i want to do tracking of daily collections amounts in serinabay the clerk will only give me amounts as what collected here in serinabay management offices but not the amount collected in jiran wangi headquarters .What about issuing out temporary resit to resident as resit the reason is because they are out of original resit books to issue out to resident , why is it jiran wangi a big company like this doesn't aware about the running out of resit book then only they order it " Baru Nak Berak Tak Kan Baru Nak Korek Lubang " .

4. Why Is it Collections amount declared by Jiran Wangi From January 2012 to April 2012 going down and Debtor is raising high even though a lot of payment has been made but always when there is problems with proves the supervisors closed it by say sorry and record down the receipt number in collections big book as human error.

As chairman i would like to advise all resident make payment like usual and keep all your original resit carefully , i really thinks that by making payment and keeping all your receipts we can used it as proves to take any legal actions if there is misconduct happening here in serinabay bay apartment .

I will take all necessary actions by law and will promise to declare it all out by next AGM August Or September 2012.As chairman your right and Safety is my concern .

Before all JMB2011 -2012 be replace by new committee's I as chairman will make sure :

a. All outstanding Accounts Ask by resident to be audited will be audited , 2009 JMB - We have audited , 2010 JMB - We have engage auditors to audit it .
b. Our own accounts will be audited before handing over to others the new committee's.
c. At least RM50K Available in Our Sinking Fund Inside Save deposit Accounts
d. Improvement into our residence facility and safety feature.
e. Robert Bench been brought to law and justices if proven guilty of misusing our money .
f. declaring out if any misconduct out to public and for new committee's decision in maintaining the management or changing it with new company .
g. Forming JMC in The EGM Meeting Later by the new committee's .

I really your feedback upon the questions above ......

Sabotage Again And Again Happening Here In Serinabay Apartment

Dear residences ,

Today 19.03.2012 Monday i have been call by a lot of residences here in block B Serinabay apartment again regarding no water the whole building .I have call up the Pump Specialist From Jintec Sdn Bhd to come and give the reason and make the pump run again , Below is the reason given by the company :

1. Someone go in the pump room at level 13th and closed the valve pump pipe water going into the pump and to be pump going to the rooftop .

2. One of the valve from the two valve can be open but , one more is jammed because of the pump running with no water causing heat build up in the empty pipe making the seals in the one of the pipe that been closed to melt inside jamming the valves cannot turn to open it .

3. Jintec has open the other valve and make now the pump is running one instead of two , one run one rest normally .Jintec advise that for now water is filling the tank above at rooftop but it will need at least 3-4 day to full again as normal .The water now running into houses but slow pressure because of the problems and also because the pressure pump at rooftop can't functions until his sensor or water level reach in order to automatic run this pressure pump . Maybe some house might not have water because from now everybody is filling up water .The tank size at the rooftop is 10feet X 10 Feet saiz X 4 Tanks to cater 3-4 Day during no water time .And the Optimal Level For all to back to normal is 8 Feet .

So residence we really needs to have cooperation's from all , now JMB has already approve and in progress of installing 15 CCTV in all 11 Lifts RM20K + 32'inch Monitors + CCTV in fronts of each Blocks Ground floor , but we can't afford to install this CCTV in all The Pump rooms and Rooftop because it is costly ... Average fund needed to run monthly expenses in serinabay is RM100K , We JMB 2011 - 2012 Now has already manage to save up total amounting to RM50K as Shinking Fund , RM35K is in fixed deposit accounts , by right should be done earlier by the previous JMB but not been done . Now we have a lot of residences here staying Free maintenance they don't pay a cent's from day one until now total amounting to RM500K++, How are we going to give all to everybody instead some don't pay .... some sabotage here and there ...some doesn't even care ....Borang A has been issued out under my instructions to MPPP and Now in final stage going to the COB MPPP Offices komtar . I really hope after all that received this letter act fast within 21 day to settled all theirs debt to the management ...We JMB 2011-2012 will Followup this matters According to act663 until Borang C is finally out for those that think they are above the law .

I know all this happen because some people just would like to create this reason for not paying their maintenance  , but my questions is for how long and those this benefits them if something big problems accrue that needs big amount to pay , from where are they going to find money to pay all this .

Some will say we can get fund either state of federal government to help , but is it fair for taxes payers money used to helps people such as this people that like to push theirs problems to other people... To me so stupid for any state or federal  government to used fund to help this kind of cases it is a waste of money instead they can help other people that really need help.

Stand united and fight with me for all residences that pay theirs maintenance's

Un Responssible Actions More To Selfish Actions By Our Residences Here In Serinabay Today 28.01.2012 ( Trowing Rubbish At Wrong Rubbish Bin )

Dear Residences ,

Today in front of my eyes , i saw this guy trowing 1 plastics bags of household rubbish at level 1 children playground rubbish bin . I have ask him to bring it down this plastics bags to ground floor green MPPP rubbish bin , he neglected to do this and yet give a reason that he pay his maintenance . I told him that this household rubbish is not suitable for trowing it here in the blue rubbish bin at level 1, as this rubbish bin is meant for light and small trash not household rubbish that can lead to rat and cockroaches infestations if put here .He doesn't care because he pay his maintenance's bill he can do anything he like and you cant do anything.

As chairman i really ask for co operations from all the residences here to give me supports and feedback's upon this kind of actions by residences here to fight in making this apartment more hygienic and healthier environment to live in .

Please remember paying maintenance is not a reason for us to act selfishness and doesn't think about others.

Working together in making Serinabay a good environment to live in , this just a few out of the rest that playing theirs part as good residences here in serinabay apartment .

Again see what is the quality of works done by the 2 handyman of Jiran Wangi in Serinabay

Dear Residences,

After complaining yesterday and making a police reports , this is what the reactions from the 2 handyman
of jiran wangi in serinabay apartment .

Before this i have put it in black and white my personal complaints to the management of jiran wangi Mr tan building supervisor about vandalism marking done on the wall of our building at level 1 car park lift , level 1 podium block B staircase and many more...in my report of complaint asking them to paint back all this marking it is not done! until now , as chairman i know that we still has money a few to cover for buying paints for this case and i always sign theirs petty cash cheques if requested as it until now there is no cheques been hold by me or any others JMB 2011 committee's regarding payment, but why is it hard to just buy and claim ?.                                                                                                               

                       
To me this can also be categorised as one part of sabotage like picket doesn't want to performs works or duty , but yet theirs salary has to be paid on time , is this fair ?.is this healthy to us as residences here ?.Is this what we residence want ?.

Today i have to personally call the jiran wangi bos Mr Ben to ask his staffs to hangs ornament for Chinese new around the Conner same goes for every festival in Malaysia ...if not call or i forget ..they will also stay like that .There one cases in depavali 2011 is was call by residences shouting at me and saying I'm racist doesn't respect depavali in serinabay apartment as chairman , because of not putting any decorations as for the festivals is just 2 more days, When lightning hit the auto gate barrier in front of block C & B main gate , i was call again racist because of lifting up the barrier open because of hari raya 2011 , why because the jiran wangi fails to put up memo at notices boards informing residences that the actions was made because of lightning strike spoiling the auto gate barrier ...All come back to me and I'm been set up by the Jiran wangi people in serinabay to let residences have negative view to me as "Malay" . But frankly speaking in the end the truth god reviles it for all to see that I'm not what that has been said .

As chairman I'm tight with majority votes in the meeting by the others JMB members but if , I alone want changes but the rest still want to be like this ...what can i say ...But for me if god ask me have you done your part while holding this post , i have done it my dear god .

Jiran Wangi Workers Reputations In Serinabay Making Side Income During Working Hour Here Today 03.01.2012 ,3:50pm .

Dear all ,

Today 04.01.2012 Wednesday 3:45 pm

I was coming back from home into Serinabay , I saw the 2 handyman of Jiran Wangi was installing light bulps for Tom yam shop during working hours, I Really don't mind if the jobs they do it after working hour on thier personal activity but it is 3:50pm working hour.In reality there are so many work to be done on repairing our building for residences here in serinabay.They Also Used Our JMB management Offices Tool Boxe to do this repairs Is this fair?.






Then I was notified by the guard that block A door was broken , the door magnectic machanizism was drop down and spoils last night at 5:15am 03.01.2012 . I Personally Call Maxview To Come Send People And Repair it today.

Previously the door closer was spoils and I personally reports this matter to Jiran Wangi they said , have to buy new ones . Before I know that there is 1 more units spare inside the offices have not been used but have not been install 



In level 1 there is also playground units that has been broken but taken out the parts but put under the table only 

Look at how they manage JMB Management Offices Tools In The Offices Un Organised " Kalang Kabut " These all are our residences money at stake.


Then I went the the block B Tom Yam shop to have a drink then the two handyman Amir and Faizal is also present having drinks at 4:20pm the same date

Later I was approach by 2 of them with hard words sreaming and blackmailing me because I have went in the offices to take the picture , Amir said that he treating me by warning me and family as chairman don't make problem with them , they claims that they are connected with gangs and will take actions to this building by sabotaj , my properties , me and family if I process with complaining about them .


I will be doing a polices reports upon this matters today for safety of my family and my properties .Below are my report today at polices stations :
