Now Days Everthing Is Out Of Order With 2010 JMB

Hi!..Everyone , Today I'm really Frustrated with how Mr Steven Yong Explanations to me ,
on the out of order problems here in serinabay apartment.

I have made a Written complaint today at the management offices on these matters below and meet with him on the way out of the offices :

1. My complaint : Swimming Pools
Swimming pools Is Out Of Order Since 12.12.2010 Until Today 15.12.2010
He told me something has broken and its cost Rm3K .

My Questions Now :
What cause this problems ?.
What happen to the swimming pools maintenance fees that been paid every months to the company that maintain our swimming pools ?.
Why is it after maintenance still this problems ac cures ?.
When are they the 2010 JMB going to decide and repair this facility ?.

2. My complaint : Sauna Rooms
Sauna Rooms ( Male / female ) Is Out Of Order Since 08.10.2010 Until today 15.12.2010.
He told Me Got leakage Floor above haven't Fix yet .

My Questions Now :
Why is it 2 month until now no decisions and actions taken on this matters by the 2010 JMB ?.
Why is it no notice been put up to residence on this matter on the notices board ?.


3. My complaint :
Basket Ball Court No Updates And Progress on the work Since 2 month ago Until today 15.12.2010 .
He told me he has told kasporat until now no reply.

My Questions Now :

How can 2010 JMB talk to kasporat with just using mouth and words , why is it no letter from the JMB to ask kasporat on this matters chasing them professionally earlier 2 months ago until now ?.
If there is a letter to kasporat or reply from kasporat on this matters 2 moths ago why is it not been put up to residence view at the notices board?.
4. My complaint :
Its Not fair To Rent the Visitors car park the 20 lots to residence Now .
He said JMB can Rent it Out as long as before and until 16.12.2010 on first come first basics.

My Questions Now :

Have they ask residence Opinion on this matter ?.
Is this fair to Rent the lots now and taking money ,  rather then taking names first who interested and wait after 16.12.2010 then only draw who gets the lot later ?.
How many people see and notice this Calling out renting Offers letter been put at the notices board ?.
What Is the rational if residences with own parking lots at level 1 and 2 multistrorey car park can also rent  this parking lots Those at higher level can't have it ?.
5. My Complaint : Notice Board
Block C and A Notices Board No Glass to secure the notice put there for residence.
He said allot vandalism done by residence there on breaking the glass .

My Questions Now :
How long has this glass been broken ?
How much the cost compare to the cost of putting all those steels bars around this building ?
What Happen to the CCTV in this building , why is it not been operated and placed at the right areas ?.
At all this place there is guard stationed there why is all this things can still be happening ?.

6. My Complaint : Monthly Statement Of Accounts
Why is it From October 2010 Until Now December 2010
( 2 Monthly Statement Has Not Been declare By The 2010 JMB ) .
He said Waiting for 1 year auditing of the accounts .
My Questions Now :
As far as i know and confirm the Scenario Of our Accounts Serinabay JMB is :

1. Kasporat Developer :

    December 2007 until November 2008 Accounts Has been audited And presented To COB

2. FA Resources / JMB 2009 / Robert Bench
   December 2008 Until November 2009 Accounts Has not been audited and presented to COB
- Fa Resources last working day JULY 2009
- Robert Bench Take Over AUGUST 2009

3.Robert Bench / JMB 2010 / JIRAN WANGI
   December 2009 to November 2010 Accounts Has Not been audited and presented to COB.
- 2010 JMB take over 19.06.2010
- Robert Bench Last Working Day SEPTEMBER 2010.
- JIRAN WANGI take over 1st OCTOBER 2010.

( October 2010 And November 2010 Monthly Accounts can be display to residences Even though send for audit , for residences justifications and acknowledgment there is nothing wrong to display it )

Residence also needs to know the Monthly cost of engaging JIRAN WANGI SDN BHD And RELA Without Quotations ( Direct Nego ) By the 2010 JMB.

7. My Complaint : Water at lobby block B ground floor
Last 2 day ago theres is floor water coming down from level 5 house units through staircase flooding the ground floor in front of the lift , What is the JMB actions on this matters ?.
Today 1 Of Block A Lift when down Out Of services , Before there is also leakage at level 22nd PBA pipe going into the house units meter , spilling all over the ground floor in font on the lift , there is possibility this water can flow beneath the lift below , this can also spoil the lifts here , what can ensure this same scenario wont happen at Block B lift ?. What are the next step to avoid this thing to happen again ?.

Wasting Of Water Leakage Already Been 1 weeks Until Now No Actions Taken By The 2010 JMB

Hi! Everyone today I'm going to let all of you see the same problem of water leakage again and again happening here at Serina bay block A building ...this leakage will be accounted to our building water bills and as residences it is our money that used to pay for it ...

This is at level G block A PBA Riser Rooms , All The water Leakage From Level 22nd Coming Down Like Flood Everyday And The Cleaners Will Have To Suck It Out  Everyday.
The Cause Of Leakage :
At level 22nd The Orange Colour Water Meter unit Is leaking from main PBA pipes going into House Units Meter 

The leakage is not at main pipe with valve , its from joining of main PBA pipes into the House Unit Meter .
In conclusion this water is not bare by the house unit owner water bills but going into building usage water bills and who is paying it ..it is the management using our maintenance money as water bills . This is because PBA will deduct all house unit water bills Block A,B, And C with reading from Main Meter outside building , and consider it as building water usage . So i hope as residence please complaints this matter to avoid any more waste of our money that can be used or keep for other problems in future.

2010 JMB should be aware on this matter as serious , rather then thinking on making money by putting more burden to us as residences.They know how to prioritise which is more important saving as much as possible and maintain , or spend for development but as waste .

The 2010 JMB Attitude That Needs To Be Change ..NOW ! !.

Hi everyone ...As JMB they have to be always aware about our surrounding and sensitive about our neighborhood needs ...as far as i can say the 2010 JMB is more to ACT WHEN BEEN TOLD, No Own Initiative To ACT BEFORE PROBLEM AC CURE .If like this to me they are not doing their jobs for residence interest rather then to WAIT And ONLY Act Upon Complaints.

A Good JMB should always be close with residence ...until now they have not call for residence meeting , they are also following the old JMB style making their own meeting making decisions without residence concern No open for discussion segment not Even quarterly meeting .

These are some few questions for them :

1. Are they going to continues making decision for residence until 1 year period end then do AGM Meeting ?.
2. Where are Monthly Statement Of money Usage by Jiran Wangi Post To the notices board ?.
3. Are they going to discuss with residence on what are they going to do with visitor carp ark here or are they going to implement their own decisions without residence concern ?.
4. When are they going to declare formally the cost of engaging RELA and Jiran Wangi Sdn Bhd To residence ?.
5. Why we can see Mr Steven Yong handling and making decisions on behalf of JMB 2010 on the floor and inside management offices , what happen to the rest 11 person of JMB members. wasn't  it the same like Former Chairman Is Doing on the floor ?.Does all the actions getting Other JMB member concern ?.Or it Is Just Majority Win ?.
6. When are The 2010 JMB going to declare the 1 year earlier Account have it been audited ?.
7. When are 2010 JMB going to Declare And Help Residence on processing in getting and changing name on strata titles that i have heard it is already Out ?.If The JMB act on behalf they can save residence cost on lawyer fees by paying package cost not individual cost .
8. What is the actions and progress on the outstanding payment of maintenance fees not collected by JMB ?.
9. What Is the next actions on helping Shop Units that having difficult time in Serena Bay ?.
10. When are 2010 JMB going to improve Our Facility in Serena Bay ?.

Please Don't just Sit In JMB Letting MR Steven Yong Making All The Decision The Rest Doing Own Things.

Get residence involve in programs and planning by making residence meeting , like what been promise before to do changes from last JMB.Be prepare and open to hear residence complaints .

Again Don't Just DO SOMETHING WHEN RESIDENCE COMPLAINTS But act early , Always be aware and try to understand residence problems and work to improve it .

No Action Taken By 2010 JMB Until Now For These Cases

Hi everyone today I'm going to share some issues that is delay until now no action taken by 2010 JMB .

1st case : look at this picture .


2010 JMB can buy so many pillar at our visitor car park but why, that they can't patch up this hole for residences convenience ...is it because they are so busy thinking in making money on renting out this visitor car park to residence that they forgot  to think on the residences needs.It is already been 1 month this hole is here ...how much is this going to cost comparing with the cost of all those pillars.

2nd case : look at this pictures.




Its has been 2 months this renovations works been going on until now it seem that its like "projek terbengkalai" what wrong with this progress , no update by our 2010 JMB to residences it just like taking it easy not important for residence ... Especially during now school holiday nothing can be utilized at this areas.No basket ball , No tennis , No futsal nothing can be played here.2010 JMB should follow up on this matter fast or it will be delay again.This is for the residence not to see but to used.

I really Hope That 2010 JMB not sitting on this Matters ..

Some More Important Issue As Residence We Should Be Aware Because This Is All Our Money ...

Hi!! Everyone today I'm going to share something to as a waste of our money as maintenance fees that we pay every months .

As we all know that all this time we have been hearing JMB has no money to do improvement for us as residences, but now the 2010 JMB is doing some improvement as to me its good but if they cannot know which is to spend and which is to saved then development without control will become a waste .As to me what is control it is Discipline.

What is here are some example that we all can evaluated as whether this problems is UN avoidable or just been ignore by the new 2010 JMB.

My Principal is There "Is No Bad Student Only Bad Leader".

1st Scenario : Look at this picture : Look at the long light on the cycling  its open all day long since 1 week ago .The reason given by the management that, this light switch is centralised with the others light inside our ground floor and if we closed it all the light inside will also be closed and dark , is something to me that unacceptable because we have technician that can do something about it rather than leave it be like that to waste everyday .







2nd Scenario : Look at this picture Below , All this visitors car park this few weeks has been occupied by people that is not visitors and some is residence that would not want to go up the multi storey car park at their own parking lot . All this cars has no visitors pas card leave on theirs dashboard of the cars.To me now 2010 JMB have to strict and fair to all as what i can say this is not fair for the rest of the residence and visitors.



3rd Scenario : Residence has been given statement today 08.11.2010 Of  Oct 2010 Monthly statement payment made and outstanding maintenance fees.Behind this is a Notice stating that to confirm the statement of accounts given. Now below are Picture one sample of a problem statement , in this statement Jiran wangi clerk has done some adjustment with chop of  JMB by the JIRAN WANGI SDN BHD.





My Question Is :

1. When this statement given back to questions the mistake done by them the clerk open out the ledger of collections collected manually to check and confirm the mistake . But why initially they have not check with this ledger before doing this statement out to residence ?.

2. Looking at the statement the Debit and credit is not presented as monthly account statement rather then to me it is just like a letter to residence as formality to get the opening cash balance from Robert bench . Why is if residence that pay in advance 3 month the amount credited out from the month of this statement Oct 2010 is RM330.00 Not RM110.00 Per a month Making the balance is RM220.00. Not RM0.00 As balance ?.

3. What If residence didn't come back to them to rectified the mistake after 14 day , what happen the the money that is the different amount in this case the RM220.00 ?.Where is it going to be keep as Excess Money?.

4. To me know how is the one working for who ?. we residence have check and correct the work that initially they should check before they shoot this statement out ?.

5. How does this clerk going to do adjustment on the mistake at theirs side , when she just chop and amend this statement and give back this statement to me without photocopying this amendment and ask me to sign like what been instructed on the letter given, so that their head offices will know there is a amendment for my statement ?.I will go back to the maintenance office tomorrow to rectified this.

6. Do 2010 JMB check all this ?.

So far i have been told the same mistake from my other neighbour

All this raise the Credibility , Accountability and Transparencies Question in my head to 2010 JMB.

I hope every residence really check this statement and go back if there is anything wrong with it , the most important thing now is to keep all your receipts carefully NOW , THEN and EVER.

Another Implementations By 2010 JMB That In Vain And Jeopardizing Our Building Security.

Hi!..Everyone , today i have just notices that at our car park level 1 entry and exits point connecting to the multi storey car park and block A / B building at the gate got 1 small button that we can push without using our excess card and open the gate to enter our car park area.

My Questions Is :

1. Is this secure to leave the contractors door open without guard ( picture as below ) and now make new button for people that don't have card to exit this gate ( above picture ) through our car park ?.

2. What is the justifications to have this button when earlier the 2010 JMB has already given out to residents a letter telling us that they as strengthening the security and advising us always to have the excess card to in and out this building ?.

3. Even though we have camera , but if the thief or anyone that have committed crime in this building can just walk in and out using any of these 2 doors . who can reconised it and know it ?.

IMPORTANT ISSUES STILL HAVEN'T BEEN SETTLED BY 2010 JMB

Hi!.. Everyone I'm highlighting things that really important to us as residences of serinabay apartment .
apart from all the development bring by the current JMB 2010 but yet have not been declare by them

1. UN audited account from December 2008 to November 2009 ( 1 set Of accounts ) And December 2009 to November 2010 JMB ( 1 Set Of accounts ) initially when I'm the chairman of 2010 JMB for the first 3 months , i have already sign document saying that Robert bench will only be resign after they have settled making accounts From December 2008 to the agreement Letter dated 23.06.2010 and audited in Oder for them to be released by 2010 JMB , but now the accounts as far as now has not been declared and presented to resident yet has not been audited but Robert Bench has been replaced by Jiran wangi . I hope the Current Chairman Of JMB 2010 , will consider this as really important in order for them to hand over In future for the new JMB 2011.

Strata Titles : until now there is no feedback from 2010 JMB and developers Or our lawyer regarding our strata titles . just to share according to law no renovations can be made to extend the extra 200sft to b renovated as rooms or any other works until strata is out .But now everyone has already do renovations i don't know from where does this authorisations comes from. If we see  our S&P agreement its just tell us the house size is 700sft only Extra 200sft is common areas. I really hope that Our strata Titles has no problem in getting it and renovations that has been done would not be effected.

Please residence take notes on this matter , cause it is really important to us in saying this units belong to us.

But My Big Questions Is :

1. Why Initially When Going To engage New Security Company All This Aspect Has Not Been Consider : example : How many Man power needed , How many post Needs To Post Guard .

2. Where Is the Quotations Or Tender For this Security Company and Management Company

3. If there Is Quotations Of tender All Our requirement Will Be take as A must and Company can Offer Something More To Value add Our Requirement.

4. The Reason To Cut Cost Is something Irrelevant Compare To security The Most important aspect that we residence Pay the maintenance Even it Is costly but It Must be With good Quality ,
Sometime It is not Fair To ask For A Porche For The Prices Of A Proton.Its Has To Be A Win Win Situations.

Now If  2010 JMB Keep Pushing For More But Company Cannot Bare the cost It will Be back to Square One.

WHY DO WE NEED TO HAVE MORE THAN 2 FEET OF SPACES FROM THE FENCES TO PUT THIS STEEL BARS . THE  2010 JMB , DO THEY KNOW THAT IF THEY EXTEND MORE THAN 2 FEET FROM THE FENCES IT WILL MAKE OUR ROAD NARROWER .

NOW LOOK AT THIS PICTURE WHY SOME ARE MORE THAN 2 FEET'S FROM THE FENCES SOME ARE LESS .
THE STEEL BARS ARE NOT STRAIGHT AND NOT PROPERLY ALIGN .

NOW LOOK AT THE RUBBISH DUMP THAT PLACED HERE FOR SO LONG ,
IS THIS WHY THE  2010 JMB   HAVE DO LIKE THIS.

1. Clear Off ALL Rubbish Dump
2. Move Back the Steels Bars Up to 2 Feet's From The Fences
3. Properly Align Back In straight Line
4. To Obstruct People From Parking At the Locations In The First Picture Above , The steel Bars Will Have   To Go In more Align In ,Straight Line Side To Side Of The Cements , Looking Like Straight Triangle Line.
5. Why Do We Have To Used Allot Of Steels Pipe Instead Of Using Chains Minimizing The Cost Of steels Bars. If Residents Still Park JMB Can just Clamp It .
6. The "No Parking Box" Draw On The Road At entrance Block C Should Be Bigger Reaching The Fences In straight Box Line .No Need The 2 Cone.
7. "No Parking Box" Should also been Draw at All Entrance And Place Where People Cannot Park Surrounding This Building.

All Residence Should Be Alert And Aware About Our Surrounding ,

JMB 2010 WORKS FOR US THE RESIDENCE OF SERINA BAY ,

NOT THE JIRAN WANGI ONLY AS MANAGEMENT .

THERE ONLY BAD LEADER NOT BAD FOLLOWER.

THEY HAVE TO BE ACCOUNTABLE AS FOR THEY HAVE HOLD POSITIONS AND UNDERSTAND THE COMMITMENT THEY HAVE TO GIVE WITH NO SALARY  ...

This Is Why He Conspires Against Me Because I'm Trying  To Implement Buying Procedures Like What I have Mentions In meeting But Taken out The Fact In Meeting Minutes send To COB ... A Lot of things has Been taken Out On My Resolutions Said Out In the 19.06.2010 AGM Meeting Minutes And when I Brings It In The 2010 JMB Meeting Been taken out Clearly ...Example : Buying RM2K Below What Is The Procedure , Buying More Then 2K To RM10K  What Is The Procedure All Has Been Erased But Said Out Loud And Minuted In The AGM Meeting Minutes On 19.06.2010, But What I'm Very Sad Is His Followers In the 2010 JMB Comity's Follow Him Blindly Without Any Consent...This is The Other Reason Why I Resign ..And Raise A lot Of Questions?. Lately I Have Also Getting Phone Call Even Though I Have Allready Resign Earlyer Then Him ..So, In This Case For the Best Of All Residences Of Serinabay Apartment Since The 2010 JMB Have not declare Thiers JMB New Line up And Organisations Charts To Public Im Acting On best interest Of residents As Former Chairman Will List Out All The Remaining JMB 2010 Name And Contact No For Residences Inquiries.As For Sometime Resident Still Comfortable Contacting JMB rather then Robert Bench.

Today im going to share with all of you the latest news and letter i have received from

Kementerian Perumahan Dan Kerajaan Tempatan ,
Pusat Damansara , Kuala Lumpur
Dated : 04.08.2010 With No rujukan : ( 2 ) KPKT/(07)/COB/3-MPPP/42 .

This Is A CC Copy address personally to me , this is because im the one that shot a online complaint to the ministry and submited the defects report to them personally.

This Is the Explainations Refering to "Act118,fasal ke 29 , Akta Pemajuan Perumahan ( Kawalan Dan Perlesenan ) 1966.

In this act this is what the residences / owners units lot / jmb / management right to claims from developers prosiding to any defect qouted under

"apa apa kecacatan , pengecilan atau kekurangan lain pada petak atau bangunan atau harta bersama yang menjadi ketara pada pembeli" 


Example : Rooftop Units leakage And Common area defects 


As for some common area defects, 
earlyer developers PR Builders ( Formelry Known As Pembinaan Kasporat ) 
Has agree to repair back some of the common area defects based on good will even though the libility period has ended 
promise and Answer by Mr Abdul Mutalib Bin Makdom Ghani ( Project Executive Of Kasporat ) on his letter to us post out at all notices board of Serinabay Apartment
with refference no : PKSB / BPBSB / S.BAY / COMDFCTS / AMMG 10 ( 037 ) 
Dated : 15.07.2010  To 2010 JMB Chairman That is me at that time.

1. Owner / JMB / Management must be given 24 months as warranty period by developers from the date of vaccant posession date start. ( we can see it inside Our S&P agreement ) can submit any complaint

2. Owner / JMB / Management within 24 months can issue out letter or complaint forms to developers on the defect acure at lot units or common area defect in serinabay apartment.

3. Owner / JMB / Management will have to wait and give developers 30 days from the date of the complaint forms or letter date, to come back with reply of the defects submited  ( All the letter and complaints forms must have aknowledgement from developers ).Developers must reply .

4. After 30 day no reply by developers , Owner / JMB / Management Can ask for qoutations and submit this qoutations with the previous letter attached and with new letter telling the developers this is the cost to repair the defect at own cost and asking for future instructions from developers. In this letter owner / JMB / management is giving another 14 days for developer to act and reply this letter or Owner / JMB / Management will do it accordingly to the cost submited as Claims to developer.

5. After 14 Day from the 30 day earlyer No reply from developer , Owner / JMB / Management can angaged lawyer to issue out letter to the developer lawyer to release out the sum of claims needs to starts works on repairs.According to law the developer lawyer will have to release out the sum of money to the Owner / JMB / Management within 14 Day from the lawyer letter date given to the developer lawyer.

Fact : All these can be avoid if Old 2009 JMB And Robert Bench Management Company Act Accordingly to the rules and regulations. ( Buat Kerja Jangan Tidur Makan Gaji Buta )

Hi Everyone !. Today I'm Going to Share Some questions in my head About Robert Bench Management Company In Serinabay Apartment .

1. Why Must Robert Bench Used Our JMB Chop On Daily Work On Behalf Of JMB Of Serinabay Apartment

Fact : All Management Company Work On behalf Of The JMB If When Normal Daily Routine JMB Are Not Around So Robert Bench Must Chop And Sign With Thier Own Chop On Behalf Of JMB , This Is To Have Sense Of Accountability And Credibility On Their Work , The Most Important Things Is Their  Honesty .

2. Doesn't Robert Bench Have Their Own Chop To Work On Behalf Of JMB Serinabay Apartment.

Fact : If Robert Bench Don't Chop Sign With Their Own Chop On Behalf Of JMB, If Anything Wrong Done By Robert Bench , JMB Can't Claims Anything From Robert Bench At All Time .If Robert Bench Bring Up To The Court They Will Walk On Their Hanky Panky Work Done Here. Full Denial

3. Why Does Robert Bench Issue Out Receipts For Monthly Maintenance Fees With Robert Bench Receipts Not JMB serinabay Apartment Receipts Books Receipts To Residences Upon Paying Maintenance Fees.

Fact : According To The Act , All Payment Collections By JMB Must Have A Receipts Under The JMB Name. Why Is It we Are Order To Open Cheque Under The Name Of "Badan Pengurusan Bersama" But Why Our Receipts Is Robert Bench.

4. Why Is it Under Instructions Of Robert Bench ,Clamping receipts Must be Open With different Receipts Books By Guard Not JMB Receipts Books Receipts Or Robert Bench Receipt Book Receipts.

6. Why Is it Contractors Renovations Deposit Receipts paid by contractors to Robert Bench Issue Out By Robert Bench Doesn't Have Robert Bench Name Printed On The receipts and Why is it the Money Collected not bank in to our JMB Accounts.


Fact : This Is On Credibility  If The Contractors Paid The Deposit For Renovations And Also for After Works Clearing Works Its should Be To The JMB And With JMB Receipts Not Some Receipts Books Bought By Robert Bench And Taking Money And Issue Out That receipts.But I Have Also have Prove Some Of The Money Is personally Kept By MR Tony And Mr Nathan .

7. Why Is It From The Old JMB 2009 Meeting Minutes Not Send to COB Komtar At All By Robert Bench.

Fact : This Is for The Old JMB To Questions Robert Bench Credibility , All Of Your Meeting Minutes From Day 1 To your Last JMB Meeting Minutes Has Not Been Send To COB By Robert Bench And Also From Your Sectary Or JMB Member. If You Are Saying All This Time You Have been Promised By Robert Bench To Submit All This Meeting Minutes Have Not Been Done So. In Conclusion All Of Your Decision And Activity Done Is Consider Not Legitimated .Violating The Act 663.If Any Residence Bring You Guz To The Courts About Any Of Your Decision Or Purchasing This Is One Part You Guz Will Lose, But Robert Bench Will Just Wash Their hand.

8. Where Is Our Residences Maintenance Fees Collected With Audited Accounts For 1 And Half Year Until Now , To Be presented By Robert Bench To Us As residences Information.

Fact : Before I Resign I Have Received Letter From COB Asking To Declare Our Audited Accounts For That 1 Year And 1/2 Months. Base On Robert Bench Resign Letter They Say They Will Present That Account To Us With Charges 3 Months From 19.06.2010.But I Have Put Terms In Meeting Minutes But Erased Out By Mr Steven Yong As Sectary , that Robert Bench will Have To Give JMB A Writen Report Monthly Basics On The Un Audited Accounts Progress , For JMB To monitors Without Any More Delay.I Personally With Make Report To The Police If The Accounts Is Still On Delay And Hope Others Will Follow Making Reports If They Are Delaying.

This My Questions That Now I'm Trowing Back To Robert Bench And current JMB 2010 To answer .

My Personal Reason Of Resigning :

1. I Have Lost Faith In Robert Bench And Question Their Integrity And Credibility As Management Company In Handling Complaints Of Residence And Also Spending Our Maintenance Money .

2. I Have Lost Faith In Some Of My Comity's Member To me Has been Bought By Robert Bench In Making Me Silent And Powerless In Monitoring Their Movement and Follow up Of their Works.

3. The Standing Order Draft By Mr Steven Yong As My Personal View Is Something Making Robert Bench Powerful In Controlling Serinabay Without Any Check And Balance By JMB.Making JMB Powerless In Questioning And Checking Back Fault Of Any Problems. This Will Make Robert Bench As Vito Controlling The Management Floor And JMB Decision Making, Giving Order And Taking Action To Them Back If Something Wrong.

4. I Have Lost Faith In My Sectary Mr Steven Yong With Influence Of Robert Bench In doing Meeting Minutes That Save Guard Robert Bench Points For JMB To Take Actions On Them.

5. I Have Been Hearing This Conspiracy Before I Attend This Meeting That Mr Steven Yong behind My Back Have Been Calling Meeting Secretly In My Absent , Below some Of the people He Has Meet, Asking One Of them To Replaces Me And Joint Him As New JMB.

My Resiganations As JMB President 2010

Hi! Everyone ,
Tonight is a very frustrating night i have ever attend a meeting before ,At 9:00pm today 29.07.2010 i hold a JMB EGM Meeting I thought To Discuss important matter arising on our Robert Bench issue and other resident also JMB Matter ,but i was shock by to me a conspires held by some of my committee member to step me down as chairman .The sectary giving me a meeting agenda without my knowledge and asking me to follow that meeting agenda . In the matter arising section one of the committee's putting a complaints again the chairman , the complaint Are :

1. Sitting and using the computer inside the management Offices : 

The be frank I'm just using it for printing out memo and to puts out to the notices board , i thinks some of the resident also witness what I'm doing there allot of the time attending to the residence complaint and making sure that Robert Bench Really act on to it.

2. Locking emergency doors at block A and C :


Everyone know why i do this is act on security measures , and i have meet with the BOMBA at Jalan Perak Officers on to this matter and shown them the letter i have given to Robert Bench And Security Guard Company on the precaution measure instructed by my to them pertaining to this matter ,

Below are my letter to them with chop and sign by both parties :

This is the letter given to the Robert Bench And Gunma Security Company, CC to Mr Steven JMB Sectary , Pertaining to the precaution measure to be taken by them if there is emergency cases happen in our apartment 
3. Unilaterally put up circular on my own to the notices board with out JMC Consent .


As for this case I'm putting circular some instructed by me to the Robert Bench and some i admit putting it in my self , but all this time what kind of circular did i put out is it bad for residence , I'm doing it all for a good cause of all .. Example :
1. Putting Up "NO CARD NO EXCESS, PLEASE REGISTER" Is that wrong
2. Putting Up " 24 Hour Guard Contact Number" Is That Wrong.
3. Putting Up " No Table To Be Place In Front Of  All Entrance" Is That Wrong.
4. Putting Up Notices To The Contractor Operating Door At Block B About " Door Operating Hour" Is That Wrong.
5. Putting Up '" My Personal Email and Blog Addresses" For residence to better contact me , Is That Wrong.

4. Filing Claims Without Informing The JMC Member .


This is because i have promise serinabay resident to act onto the leakage problem , common areas defect , shop unit defects all this i have compile and put it into 92 pages colour reports submitted to COB 1 set , Kementerian Perumahan KL 1 set , Robert Bench 1 set , Developers 1 set and 2010 JMB 1 set .Now at that time I'm chasing dateline before the developers doing theirs strata report submit to Kementerian Perumah to collect back theirs 5% deposit, places by developers to kementerian on any projects.So when i ask Robert Bench they are delaying this reports to be submitted to me on time , that why i used my own pockets money to go and colour photo 4 sets and bind it nicely then submitted personally to all even going to KL my self , My claims is just on the making the report of colour photocopying and bind Of RM200.00 ++ With Receipts. If that an issue well I'm much richer then Robert Bench Just going low profile.

5. They say i give discount on clamping matters :

Demi Allah ! On gods name i never do that .. But i also will Show all of us this proofs .

1. On the 06/07/2010 5:15pm Car Number PAM2297 Clamp But ask to Open By Robert Bench.
2. On the 19/07/2010 10:04pm Car Number PFX4642 Clamp But ask to Open By Mr Tony Of Robert Bench.
3. On the 29/07/2010 Morning Car Number PGW1281 Clamp But  Given Discount With Receipt Of RM10.00 By Guard Order By Mr Nathan Of  Robert Bench.

6. Unprofessional Attitude Of Shouting In Offices :

Only a mad man will do that for no reason, i thinks every residence that see me shouting know why i do it , it is because some people when we instruct they know what to do , but some really want to test my temper then only the will know how to do it. All this time everybody know to whom do i shouts at and the answer is ROBERT BENCH ..Why can't i shout if what they are doing there is just acting but no actions all this time.    
Do we want the liability case happen again , blaming other in the end its is Robert Bench And Old 2009 JMB faults. Just to refresh Robert Bench Start Working On 1st August 2009, liability period End 5th August 2009, but Kasporat Give Additional 3 Months more to come back with black and white reports on the defect before November 2009, why there has been no actions taken by old JMB 2009 and Robert Bench Onto Rooftop leakage matters.What have they been doing that 3 months time, maybe busy in buying the auto gate deals.

After all this accusations toward me , i feels that i have lost faith in my members credibility  and accountability by questioning me things that to me everyone know why i do this , Its also raise questions in my head what are the real agenda behind all this ..is there some reward or money into this ... or personal agenda.

therefore i have decided to resign as chairman before its too late ...

steven yong  that really happy, COB komtar , Developers , Robert Bench , Gunma security and SM Era Cleaning services.

In my hand is just i hold 1 key for meeting rooms to be passed over to Mr steven or to the Robert Bench who ever available.
