Clamping Cases Tonight 12pm " Park At Wrong Parking Lot "

Dear Residences ,

Tonight again so many cases handle by me and some call me as chairman is to open the clamp that has been place on some residences here in serinabay .

I would like to share one of many cases and coincidentally it happen tonight 12pm 08.12.2011 , The cases happen when a residences was so panic in searching his cars that he initials think it is has been stolen , then later find out that is has been clamp at level 3 car park by the guards because park at other people place and the owners complaints.

The owner is a guy then come to the control rooms block B of serinabay covinsidencely saw me there after doing my spot check rounds around the areas. The guy come and ask me to open up the clamp that has been put onto his car.As for me i have to be fare to everybody and i have to respect my others JMB member collective decisions even though I'm the chairman of jmb 2011.I have to say NO.This guy was not happy and don't want to pay for the penalty charges that has been put very clear in the house rules.This guy claims that he will campaign to step me down in next elections just because of this , i have told him that please do so as I'm tie rd being the bad guy to all  the residences here in serinbay because I'm st rick following rules without chances to give .i have told him also that this is voluntary works I'm doing the best that i can and residences have every right to change me.

The guy said to me that he is a lawyer and said there is no rules to clamp , i ask him if he bought this house sub sales or firs time with developers because this will be a reason why some don't have the house rules booklets.The guy still not happy and start to find others matter to used as complaints in order to condemn 2011 JMB so that i will scared and let his car out without paying the penalty.

I have to make final decision and make a move because if I'm still there he will keep complaining others matters that is not true because emotionally talking and starting to touch personality matters that is lies and provocations only , before things goes out of hand i state my stand again that is NO you needs to pay like everyone else to be fare and make a move .

So residences please leave your comments , as I'm very disappointed by the way this guy and all others residences that treats me like enemies just because I'm doing my works for the best interest of all here in serinabay even though I'm a Muslim.My intention is very clear, my decisions is fare to all , i will not stop performing until all of you all residences of serinabay find somebody else to replaces me .

Until that day i will not give up to give the best that i can to residences of serinabay apartment as chairman of JMB 2011.

Latest Update On the Scrap And Junkyard Feedback By The MPPP To The Star News Paper 02.08.2011 ( Star Metro Slot North )

Dear residences,

Today I'm feeling  really sad by the respond given to the media by the MPPP pertaining this matters , it seem that the state authorities is just denieing  our words as residences here in saying that this junkyard doesn't effects our healthy living environment here in serinabay.

As for all of  us we really feels that since the arrivals of this junkyard we cannot even open our balcony window because of mosquito coming into our house at night .

Still a questions back to the authorities even with compound notices to this illegal activities , this doesn't stop them in theirs activities still piling up junk in this place and now they are more active even at night. Is this a picture where this illegal junkyard owner will move out from this state government land , are the state government covering up this junkyard owner ?.

The questions now is :

1. This is state government land gazetted for development as residential , why this industrial activities is being done here ?.

2. This land is rented out to a housing developers to be develop as residential , why is this developers rent out this land for scrap metal junkyard company to run theirs industrial  activities here ?.

3. Is the state government saying based on theirs checking this areas and activities suitable to become a junkyard near our place ?.

4. Are the state government want somebody dies because of dengue here in serinabay , then only they will consider to move this junkyard to some where else ?.

5. What is to probe when it is very clear that this lot 497 sekyen 9w belong to "Milikan Negeri " / "Pajakan Negeri " 99 Years , Rented out to " Innoplace Sdn Bhd" A Lone pine developers Group In Farlim Then this company rent this place out to " The Junkyard Metal Scrap Company " to operate here in Jalan Hilir Sungai Pinang near serinabay apartment , Taman Serina , Menara Riverview And Desa Selatan.Those this mean that the state government has no authorities in helping us residences staying near by here to reallocate this junkyard business to somewhere else ?.

So now residence we will still wait until 17.08.2011 as dateline given by the state government notices by the building department ( Komtar ) to the junkyard owner ,

Next steps is :

If after this dateline no reply and actions seen to be taken by the MPPP council department towards this scrap metal owner to be reallocate out from our place ,  will issue out letter to the YB Koid Theen Guan for his respond as he has promise us all the resident to helps us in fighting to reallocate out this scrap metal junkyard owner to some where else.

Next steps will depend on what is the YB Koid respond to us ............If it Positive we have also next steps ..And if it Negative we also have the next steps ... We will not rest until this junkyard is been reallocated to some where else ... What we hope right now is that we as residences and neighbours staying nearby this place should stay united and fight till the end with all of us in making it worth our efforts for all living here in Hilir Sungai Pinang .

Council probing how empty lot became a junkyard


THE Penang Municipal Council (MPPP) will launch an investigation to find out how an empty plot near the low medium-cost apartments in Sungai Pinang was converted to a scrap metal junkyard illegally.
In a statement last Thursday from its public relations department, the council acknowledged that there were illegal acts committed such as storing and trading of scrap materials without proper licensing.
Scrap metals from damaged cars, refrigerators and other metal items were seen dumped in that area.
The council said a notice to stop all illegal trading activities followed by a compound had been issued to the company responsible for the illegal activities.
The council had also conducted Ultra-Low Volume (ULV) spraying to cover wide areas in the shortest time-frame to control mosquito-borne diseases on three days - July 13, 22 and 25 at the location.
A dengue ‘search-and-destroy’ exercise was also conducted by the council on July 14 and 18.
An investigation was done on July 25 and there were no traces of mosquito breeding in that area.
The council said they had conducted larvaciding (destroying larvae) in the area as prevention.
Earlier it was reported that the residents of Serina Bay Apartments had protested against the conversion of an empty plot of land nearby their apartments into a scrap metal junkyard.
The residents claimed that the incident affected the value of their home as well as their health.

Hidden menace in the junkyard

RESIDENTS of Serina Bay Apartments in Sungai Pinang, Penang, are all pumped up with frustration when they decided to speak out against a scrap metal dealer who has allegedly turned an empty plot of land into a scrap metal junkyard.
The empty space, which is located in Hilir Sungai Pinang, became a junkyard some three weeks ago and has since turned into a breeding ground for mosquitoes as well.
Resident K. Krishnan, 55, said there were not many mosquitoes even in the night throughout his three-year stay at the low-medium cost apartments but in recent weeks, he claimed that the situation had changed.
“We used to open our windows to enjoy the breeze but now, we have to close them because of the mosquitoes,” he said.
Krishnan, a postman, claimed lorries would come and dispose of their load of scrap metal at the empty lot from 9am until the evening.
Another resident Mohamad Amin Abdul Kadir said the junkyard was an eyesore and it could affect the health of the residents living there.
“It poses a danger to our residents here as it could become a breeding ground for the deadly Aedes mosquito.
“The value of our units would also be affected by the junkyard,” he said during a meeting with the residents of the apartments on Wednesday.
Sungai Pinang assemblyman Koid Teng Guan said he had brought up the matter at the northeast district action meeting.
He said a 30-day notice of evacuation had been issued by the Penang Municipal Council (MPPP) to the scrap metal company.
Initially, the representatives from the scrap metal company also attended the discussion with the residents but the former excused themselves upon seeing the media present.
The MPPP Public Relations Department (Housing) could not be reached for comment.

Latest Update On The Scrap Metal Junkyard At Serinabay As At 22.07.2011 10:13pm

Dear residences ,

Tonight 10:13pm , 22.07.2011 , I have been inform by "SMS" from Tuan Haji Yussof ( Ahli Majlis Perbandaran Pulau Pinang ) PAS Jelutong , that a notices has been given by the building offices department ( MPPP komtar ) to the Scrap Metal Company on the 15.07.2011 ( 30 Days ) , Due date for this letter is 15.08.2011, after this date the case will be refer to the Adun DAP, YB KOID THENG GUAN for future actions by the MPPP Enforcement Agencies , MPPP Licencing  Agencies , MPPP Building Agencies and Land Offices MPPP Komtar .He also commented that everything has it terms and conditions .So please be patient.

So residence i really hope before this 15.08.2011 our state government will act accordingly to help us all residence of Serinabay Apartment , Taman serina , Riverview , Cluster house and Desa selatan.

As far that i can see and i have been hearing a lot of reports from residences nearby that this scrap company now active doing their activity at night with lorry coming in and out piling up the dump here at our places as if there is nothing for them to fear ,or for them to take measure in respecting residence decision to reallocate this place to somewhere else .

For now, all of us have saw and hear what YB Koid has promise us all on the 20.07.2011 9:30pm meeting at serinabay apartment Level 1, attended by all representative of community people living in Serinabay , Taman Serina , Desa Selatan , Riverview and Cluster House , even by the star paper reporter attending this meeting , that YB has confirm will stand with all the residence in " Protesting To Have A Junkyard As Our Neighbour" And will Use Any means of measure to make sure that this company ( So Rude In Leaving The Meeting Just Because There Is A Reporter ) will be reallocated to somewhere else , for sake of residence health care that will effect community living here .

Please don't let us lose our hope in the authorities and the state government towards solving this matters ,
as this is all of us as" voters Voices Citizen Of Penang"

Complaint On State Goverment Land On Lease "Pajakan Negeri " To Innoplace Sdn Bhd And Then Lease To Scrap Metal Company On Lot 497 Seksyen 9 Near By Serinabay Apartment

Dear residence ,

Today I'm diverting our view to this urgent matter now happening near our living area.As we all doesn't now that the new development of land near serinabay apartment here is going to be scrap metal junkyard for a company that rent from owner that hold a lease from stategoverment as "Pajakan Negeri". This Lot 497 Seksyen 9 are located in the nearby surrounding of residential areas.







Our concern now is how can a residential areas being develop as scrap junkyard business area as industrial activity.

If this business be allow run in this areas it will contribute health problems to us residence here , epidermic will be at risk as nearby residence here example our serinabay apartment , taman serina , menara riverview ( westcort Building ).

We are all at risk of :

1. Dengue mosquito breading lairs
2. Fire disaster
3. Dust problems coming into our house , Air pollutions
4. Noise pollutions
5. factor that will bring down our house values in markets especially block A serinabay apartment Town view units.
6. Activity that will make this area dangerous for our children and public walking nearby.

For our information's measure has been taken by "Jawatankuasa Qaryah Kawasan E ( JKQKE )" Our Surau Al kautsar Commities , we have allready taken actions sending letter of complaint to various agencies in state goverment of penang asking for help and feedback on our concern towards this company making a scrap junkyard business here nearby serinabay apartment .

This actions been taken by JKQKE after when hearing respon from Management Jiran wangi saying no actions can be taken as for this is private land , And as for Mr Steven Yong 2010 JMB respond to us as what we are trying to do here to him is a waste of time and  there is nothing wrong happening here now at this land nothing is a problems to us as residence of serinabay apartment .This is a disapointing respon hearing from a JMB representing all of us living in serinabay apartment.

Apart form what Mr steven Yong and Jiran wangi respond to us , we JKQKE has written and give a letter of asking them to write a wirten respon officially by JMB 2010 Serinabay Apartment asking respond and support from them for our records as what we JKQKE trying to get justise from sources to ensure this activity will be shifted to somewhere ealse or stop al all means here nearby serinabay apartment .

Letter has been given and received by the management Of jiran wangi ,we JKQKE Give 1 weeks from the letter received date to give us written respond as we residence also would like to know thier stand on this matter representing all of us living in serinabay apartment .

Dangerous Object At Children Playground Area In Serinabay Actions Has Not Been Taken By The 2010 JMB Until Now 22.06.2011


Dear residence today im going to bring your view into this matter , as a father for me it is very dangerous objects in children playing areas at level 1 poddium in serinabay apartment .

It is seem there is some sharp pointing out object apear to pointing out at our children playground , even though it is already covered but it is still dangerous because , children can trip over it and fall , children can excidently fall on to it and injured themself and the most dangerously it is a hazardous object that could cost live here, as far i have ask around this object is handle like this by 2010 jmb for so long until now and no different step and measure taken to change this situation untill now.


The Object Is High Enough To Be Trip Over Or Fall On To It 
The Object Is In Yellow Colour Pointing Out From The Children  Playground 1 Floor At Level 1 Podium 


As for the 2010 JMB And Jiran Wangi Sdn Bhd Don't only when i put this matter into this website only actions will be taken ...Always be aware of your working areas.

From 19th June 2010 Until Tomorrow 19th June 2011, End Of One Year Period Of 2010 JMB In Serinabay Apartment

Dear Residence ,

Tomorrow 19.06.2011 , Its is already one year our 2010 JMB Committees  has manage our building Serinabay Apartment from the 2009 JMB Committees.

As far i can see there is  a lot of things they have done and there still alot of things that they have not done ...As for now what can i say is that after this we are going to migrate from Joint Management Body to Management Committees a larger responsibility and commitment .

This Management Committees is really needs to be build up by those people that is fully responsible persons that with planning and visions to execute program and projects for residence improvement without forgetting future saving in our fixed deposit fund as shin king fund.

Apart from all this there is still matters that's pending to us as residence until now a questions with no answer :


  1. There is still until now no statement of account been display to residence in the notices boards at serinabay apartment for residence to see ?.
  2. When is our AGM meeting going to be held with all residence of serinabay apartment ?. 
  3. What is the validity of agreement status of renting out car park to residence using visitors lots , without meeting with residence upon making decisions by the 2010 JMB, how many percents of the residence agree upon theirs decision ?. 
  4. What happen to the level 4 car park owners that is written in theirs S&P with covered Car park but in reality no roof to covered their cars ?.
  5. Is all 3 sets of accounts send for auditing audited and are they all balances ?. 
  6. How much has the 2010 JMB collected residences debt in maintenance bills UN paid and how much left until now , it is the same , lower or increase until now from the day hand over by 2009 JMB ?.
  7. How many more months of extensions date will be requested by 2010 JMB in order to Handover by calling for AGM 2011 to the new Management Committees Of 2011 ?.
According to the act they will be given a extension by the COB as Cooling Period but the most importantly everything must be done before end of 2011.

As for me i really hope the next Management Committees will be consists of people with time and commitment persons at least they can give us residence 3 months one meetings with all residence in open areas to involved residences before making any decisions before making implementations,or major actions.

There is still a lot of rooms for improvement , all that we need now is committed people that has no personal interest and responsible to act to residence complaint not trying to hide and run from them.

No Monthly Statement Of Accounts Been Display On Residences Notices Boards From 1st October 2010 Until Now

Hi!...Everyone ...Today I'm going to share something that is very important to us as residences and it is the right of the residences of Serinabay apartment to know how much of the money been spend by 2010 JMB as at today and what is the expenses for.

Until today there is no monthly statement of accounts been display on our residences notices board since the first day Jiran wangi take over 1st October 2010 until now February 2011.

There is rumors saying that there is discrepancies in the Accounts send for auditing and the 2010 JMB is using this accounts to do adjustment to make it telly for auditing purposes.I really hope this is not true because God knows what is happening and one day the truth will prevail .

But as residences i urge all of us to start questioning this matter and put it in writing by going to the management offices and writing it in forms and make photocopy of it for future reference and to show that we the residence of serinabay apartment really care about this matter.

Earlier after i resign , i have been told by Mr Steven Yong that the reason of changing  Robert bench to jiran wangi without quotations is because jiran wangi fees is lower then Robert bench fees and the amount has been told to me is around RM9K -RM10K per a month, but until now we residences of serinabay didn't know how much is the real fees , because there is no statement , what about expenses and spending , what about the total amount collected from residences as parking renting fees that has no authorisations from residence and how many parking lot been rented out to residence and for how long is the contracts or agreement.All this figure play an important role in the statement of accounts declare to us as residences.

We all have equal right to know this figure and amount as for we are the one paying our monthly maintenance fees.

As an accounts background person Mr Steven Yong should know better about all this matter , i hope that the rumors is not true because if caught in adjusting figure of an accounts, every 2010 JMB members can be arrested in altering account making false claims statements.

As for Robert bench statements of accounts i have it all when previously displayed in the residences notices boards from the first day they comes in until they left.As for earlier from kasporat until Fa Resources also i have in my safe keeping , but i only don't have from the first day jiran wangi take over until now.All this statement can be check by us at the COB offices Komtar when they submit this audited accounts for Declarations.We as residence have every right to ask COB to show these documents and check it .

I hope know everybody realise the important of monthly statement of accounts declare to us as residences.Please remember this our money been used and manage by JMB .All we ask is transparencies in handling it as what our state government saying C.A.T Credibility , accountability and transparency.

Latest Update For Residence Concern And Matters That Is Unsolved By 2010 JMB Yet To Residence Of Serinabay Apartment

Hi Everyone ! ..Happy Taipusam And Happy Chinese New Year 2011.

Today I'm Going to share with all of us regarding Starta titles issues ...i have all ready received a letter from developer telling me that strata titles has been issue out .I really hope everybody getting it ...

Letter received on my site regarding strata titles for serinabay apartment.
This letter send to my original S&P agreement lawyer and CC to me .
I have been charge RM1,290.12 only .Below are the details :

My lawyer Charges to me on processing the strata titles.
I have been told all charges now for processing strata titles is standard according to act and lawyer chambers prices for all lawyer to follow.Share with me if any of the residence is charge lower then this .

Hope this will update us on the strata titles matter . For our information's if units strata titles not been claim by owners and fails to do so after 1 year , the house owners can be fine.

Now, last 2 day i have been approached by 1 of serinabay house unit owner consulting me on his car park units problems that until now no respond from the 2010 JMB , Jiran Wangi and Developer .

The Problem Is :

1. In his S&P show that his car park units is covered car park but when he went to his parking lot there is no roofs to cover his car.This case ac cure  a lot at multi storey car park .I really hope Our 2010 JMB not sitting upon this matters as now the developers has already issue out strata titles , because after this no claims or case can be fight if the units strata has been released to the units owners.I hope that 2010 JMB will act to this important task now as if they think the new JMB will answer for this it is unfair and unethical.

As for house units owners that has this same kind of problems i urge all of you to launched complaints now to jiran wangi and keep a copy of that complaints for future references.As for developers please be fair to residence on this matters and cooperate with 2010 JMB to solved this matters professionally.
