Now Days Everthing Is Out Of Order With 2010 JMB

Hi!..Everyone , Today I'm really Frustrated with how Mr Steven Yong Explanations to me ,
on the out of order problems here in serinabay apartment.

I have made a Written complaint today at the management offices on these matters below and meet with him on the way out of the offices :

1. My complaint : Swimming Pools
Swimming pools Is Out Of Order Since 12.12.2010 Until Today 15.12.2010
He told me something has broken and its cost Rm3K .

My Questions Now :
What cause this problems ?.
What happen to the swimming pools maintenance fees that been paid every months to the company that maintain our swimming pools ?.
Why is it after maintenance still this problems ac cures ?.
When are they the 2010 JMB going to decide and repair this facility ?.

2. My complaint : Sauna Rooms
Sauna Rooms ( Male / female ) Is Out Of Order Since 08.10.2010 Until today 15.12.2010.
He told Me Got leakage Floor above haven't Fix yet .

My Questions Now :
Why is it 2 month until now no decisions and actions taken on this matters by the 2010 JMB ?.
Why is it no notice been put up to residence on this matter on the notices board ?.


3. My complaint :
Basket Ball Court No Updates And Progress on the work Since 2 month ago Until today 15.12.2010 .
He told me he has told kasporat until now no reply.

My Questions Now :

How can 2010 JMB talk to kasporat with just using mouth and words , why is it no letter from the JMB to ask kasporat on this matters chasing them professionally earlier 2 months ago until now ?.
If there is a letter to kasporat or reply from kasporat on this matters 2 moths ago why is it not been put up to residence view at the notices board?.
4. My complaint :
Its Not fair To Rent the Visitors car park the 20 lots to residence Now .
He said JMB can Rent it Out as long as before and until 16.12.2010 on first come first basics.

My Questions Now :

Have they ask residence Opinion on this matter ?.
Is this fair to Rent the lots now and taking money ,  rather then taking names first who interested and wait after 16.12.2010 then only draw who gets the lot later ?.
How many people see and notice this Calling out renting Offers letter been put at the notices board ?.
What Is the rational if residences with own parking lots at level 1 and 2 multistrorey car park can also rent  this parking lots Those at higher level can't have it ?.
5. My Complaint : Notice Board
Block C and A Notices Board No Glass to secure the notice put there for residence.
He said allot vandalism done by residence there on breaking the glass .

My Questions Now :
How long has this glass been broken ?
How much the cost compare to the cost of putting all those steels bars around this building ?
What Happen to the CCTV in this building , why is it not been operated and placed at the right areas ?.
At all this place there is guard stationed there why is all this things can still be happening ?.

6. My Complaint : Monthly Statement Of Accounts
Why is it From October 2010 Until Now December 2010
( 2 Monthly Statement Has Not Been declare By The 2010 JMB ) .
He said Waiting for 1 year auditing of the accounts .
My Questions Now :
As far as i know and confirm the Scenario Of our Accounts Serinabay JMB is :

1. Kasporat Developer :

    December 2007 until November 2008 Accounts Has been audited And presented To COB

2. FA Resources / JMB 2009 / Robert Bench
   December 2008 Until November 2009 Accounts Has not been audited and presented to COB
- Fa Resources last working day JULY 2009
- Robert Bench Take Over AUGUST 2009

3.Robert Bench / JMB 2010 / JIRAN WANGI
   December 2009 to November 2010 Accounts Has Not been audited and presented to COB.
- 2010 JMB take over 19.06.2010
- Robert Bench Last Working Day SEPTEMBER 2010.
- JIRAN WANGI take over 1st OCTOBER 2010.

( October 2010 And November 2010 Monthly Accounts can be display to residences Even though send for audit , for residences justifications and acknowledgment there is nothing wrong to display it )

Residence also needs to know the Monthly cost of engaging JIRAN WANGI SDN BHD And RELA Without Quotations ( Direct Nego ) By the 2010 JMB.

7. My Complaint : Water at lobby block B ground floor
Last 2 day ago theres is floor water coming down from level 5 house units through staircase flooding the ground floor in front of the lift , What is the JMB actions on this matters ?.
Today 1 Of Block A Lift when down Out Of services , Before there is also leakage at level 22nd PBA pipe going into the house units meter , spilling all over the ground floor in font on the lift , there is possibility this water can flow beneath the lift below , this can also spoil the lifts here , what can ensure this same scenario wont happen at Block B lift ?. What are the next step to avoid this thing to happen again ?.
