Finally After More Then 15 Months The 2013-2014 JMB In Power With IQS Resources ..Now 8th March They Finally call For AGM Meeting !!

My Resolutions To Be Pass In This AGM Meeting To Ask For All Serinabay Resident Support In This Meeting For The Best Interest Of All Residents Living Here In Serinabay Apartment Penang 




The Other Issues In hand That JMB 2013-2014 Need To Answer Is : 

1. Why the 2013-2014 JMB didnt instruct the IQS resources to be transparent in displaying all 32 management parking lot rental of 2014 and now they also dare to collect 2015 rental even though they have NO !!! valid athorities on thier terms to do this by taking 2015 -2016 JMB sources of other income and  to let them see what other development to be done on thier terms as respects for the new 2015 commities rights.

Now what about the residents rights to know who is renting before 2014 and now 2015 and how much has been collected ??? ( 32 Parking lot X 1month RM80.00 = RM2,560.00 Minimum Rental Only Excepted 3 Months and above Or time 12 Months = You all do the math )

What about fairness to others residents in giving all rotations to have chances to rent this extra indoor carpark without getting MPPP and Trafics Sumons whe we park Outside ???

2.Why prevoiusly there are 8 day shifts and 8 nights shifts in house guards engage at below RM20K a months have been terminated by the 2013-2014 JMB and now replaces by not even full 4 person day and night guarding serinabay now ...Can 2013-2014 JMB Declare how much are we residents paying now ?

3. Why Previously they are 9 Daily cleaners company engage with pay of RM9,500.00 a months have been terminated by the 2013-2014 JMB and now replace and engage with not even full 5 person working cleaners tohandle all 3 blocks of serinabay ???.. and how much we residents is paying this new company monthly ???

4. Why previously IQS resources is engage at cost of RM13,000.00 per a months with full stafs of 5 person should be working per a day but now under 2013-2014 JMB not even full 5 person per a day and can 2013-2014 jmb declare how much have we residents been paying to them monthly Now for the past 12 months of 2014 ????...

According to previous JMB2011-2013 Contracts with IQS resources :

One Building Manager
One Supervisor / Chief Clerk
One Normal Clerk
One Handyman ( Electrical Works )
One Handyman ( Plumbing / Civil Works )
Fees : RM13,000.00 Per a months

5. What Happen to the Robert Bench And Jiran Wangi Bringing to Courts Case ? What is the Progress Under 2013-2014 JMB ?..

6. How much of  the OLD DEBTS of the unpaid Management Fees collected by the 2013-2014 JMB ?..

7. What is the benefits of changing the 2 times new cards under 2013-2014 JMB to the residents ?

8. In 2011-2013 our JMB Assets Of Own Walkie Talkie and Security Vest Available In Hand until Handover to 2013-2014 JMB Is 9 Units Of Our Own Walkie Talkie and 17 Units Of Security Vest As One Of Our JMB Assets ... Please Now declare How Many Still In Hand to Hand Over  ?

9. How much of the Common area Electricity and common area water  Bill Monthly paid sinces 2013-2014 JMB took over ? How much Is still Outstanding Not Settled Yet until now ? ..On the previous AGM 2013 .. residents have agreed to the notions of changing to enegy saver light for all common properties but depend on the fund income capability ... during the 2013-2014 JMB term , How many light have been change and what is the differents in cost wise ? is the total bills drop and what is the saver firgure monthly ? Do we cover back the total cost spend ?

10. why is all the entry and exit excess door security touch cards systems is not working for the pass 1 year under 2013-2014 JMB management ?

11. why is all security monitoring systems at the guards control rooms block B has not been funtioning for nearly 1 years during 2013-2014 JMB Management ?

12. I can see A lot of diying Plant and dry trees cause by poor gardening techniuqes and no monitorations Of  Cleaners Company , IQS resouces and even the 2013-2014 JMB , Now who going bare all the replanting lost cost of all those leftout  to die plants and trees that is inside our facility been given when purchase this house units inside our S&P that hold the values of our house ?...Is gardening Is included In The cleaners Contracts Engage by 2013-2014 JMB ?.

13. Prevoiusly Handover Of Assets Of 2011-2013 JMB To 2013-2014 JMB ... We are Supose to have 5 Units clamps ..Now can the 2013-2014 declare how many units lefts now to hand over ? What about clamping Fees How Much Have 2013-2014 Collected in 1 years ?...

14. Serinabay is a more then 18 months projects with the developers , and have allready been given out by the state govt the strata titles ... Can the 2013-2014 JMB declare How many units have done thiers MOT ( memorandum of transfer tochange name from developer to House owner and Bank ) ?.. Is it more then 25% ... Who will be empower by the residents In this 8th March 2015 AGM Meeting  to have this meeting with developers to ensure the handover prosedure is win win and we residents get back our outstanding amounts hold under Pembinaan Kasporat Sdn bhd ... ? What ever the Results of this meeting should be posted at the notices boards for all residents to read ....I also suggest the New commities elected in this AGM hold the post of the Management Cooperations commities change to Society Acts and Starta Titles Acts ....

15. What about our Gym Rooms Facility And Game Rooms Facility it is totally differents from the previous 201-2013 JMB handover conditions and Differents units of Assets available in boths of these rooms now compare to earlier .... there is no addtional facility items been add in boths of this rooms ... Instead now its loosing more and more items to me has been stollen or destroy by un responsible residents because of lack of security and monitoration of all involed in the terms of 2013-2014 JMB .. now my question is :

- who going to bare the cost of all the lost of boths of this game And gym rooms assets ?
-  Do 2013-2014 JMB claims insurances upon all this loses ? And how Much Is the Claims ?
- Why have not 2013-2014 JMB Change or replaces all that has been lost and spoils ?

16. We Serinabay have been charge by Pembinaan Kasporat bill by Pulau Reka Sdn Bhd before, upon Handover in audits reports of 3 units of Guards House as Serinabay Assets ... Now Why does 2013-2014 JMB doesnt utilized this assets and yet left it outside of serinabay compaunds unmaintained left out to rust and put polices logo on it ... is that polices bit ? do polices agree upon taking that guard post as police bit ? any black and white ? What is the polices respond upon it ? ... Now its has vandalised by outside people ... Who is going to bare the cost of repairing all this 3 units of guard post ?

Now these are just some of what to me JMB 2013-2014 need to declare before they stepdown as all this is crutual in determine the flow of future development by the new JMB/MC of Serinabay Apartment Penang ... What have been done ...Is Done !!! Now let's Look at the future and how to maintain and build up back what have not been done and should be done in future for the best interest of all residents living in this Apartments...

Remember if we want changes we ned to work for it ... later sit down and pray to god so that what we have work for is also what god intend it to be ...And always work with consistantly to maintain our interest in this social works that need sacrifices and good teamwork from all the residents ... If not it would backto square one !!! we need more concern residents to stand united with the  New  JMB/MC in giving 100% supports to develop more good development in serinabay if we want some positive changes ... If not just forget about it !! they will be more and more taking advantage residents that is so selfish only think about themselfs not about others living here in serinabay ..then we will see alot of good consern people moving out from serinabay then we all can imagine what is this place going to be look like ...It is all in your hands you choose what the future you are going to live in ... Choose to change And changes you will see !!!!
