Victory to the residents of Pangsapuri Nuri

After a long day of working together with residents of Pangsapuri nuri penang finally the jmb / agent agree to postpone the agm meeting date to other date .. 

As for COB to the residents they have failed to resolved the situations and are more tai chi master pushing away and letting go responsibility by using the act 757 just for an excuse of not doing thier work that is hearing and helping residence that come to them . They expect all jmb /Mc that have no problems and they will surport only thoose in favour to them . Double standard !! 

Below the answer from the jmb / Mc and Cob KOMTAR you all evaluate : 





So to all residents , please know your right learn and get to know act 757 strata title act , as we are all living in multi-storey building . 

I hope the residence will use this opportunities to do some changes and always stay united and choose the right leader to represent you all as jmb / Mc .. and engage good agent that work for jmb / Mc and residence as workers not as boss that control jmb / Mc and residence.

峇六拜努里公寓居民不满槟州建筑物专员委员会冷待居民投诉。

(槟城21日讯)峇六拜努里公寓(Pangsapuri Nuri)居民不满槟州建筑物专员委员会冷待居民对公寓管理层的投诉。

该公寓居民代表于周四到光大与委员会碰面,其中居民代表阿基迪表示,当居民代表前往建筑物专员委员会的光大办公室,希望向当局详细解释及出示公寓管理委员会滥权的证据时,聂阿里斯竟然只是向代表指有关当局已经回信,因此没必要再谈,就把他们赶走,令他们感到不满。

他指出,该公寓管理委员会涉嫌滥权谋私,除了不曾向居民公布委员会的账目,其中更有高层涉嫌发包该公寓工程于自己的公司。他指出,管理委员会不仅没有公布账目交代居民所缴交的管理费去向,反而更有意提高管理费,却没有认真看待公寓的安全问题如防火系统及地层下陷的问题。

他透露,该委员会并无遵守14天前通知居民的规定,且故意选择在办公日期(周三)举行居民大会,试图让多数持反对意见的居民无法出席,且取消民众大会上的问答环节,刻意回避居民的问题。

然而,当民众致信建筑物专员委员会后,对方却在承认该大会有问题的状况下,要求居民继续召开大会,并声称已经派官员前去了解。“但该官员只是来到委员会的办公室,聊了几句就离开,并没有和其他居民了解情况。”

他认为,有关单位没有严肃看待此事,且随意打发上门的民众是没有诚意的做法,因此希望州政府可关注并尽早解决居民的忧虑。

He pointed out that the Management Committee not only failed to publish accounts account management fees paid by the residents gone, but who wish to enhance their management fees, but have not seriously apartment security issues such as fire safety system and land subsidence problems.

He said residents of which does not comply with the 14 day advance notice provisions, and deliberately choose to date (Wednesday) hold a residents ' meeting, trying to make most of the dissenting residents unable to attend, and canceled the public question and answer session on the Annual General Meeting , evaded the problem for the residents. However, when people wrote to the buildings Committee of the High Commissioner, but in conditions of recognizing the problems of the AGM, asked residents to continue to convene the Meeting , and claims to have sent officials to investigate . "But the officials came to the Committee's Office, chatting and then leave, and not with other residents to understand the situation.

" In his view, the authorities did not take this matter seriously, and feel free to pass the door people are disingenuous practice, so want the State to focus on and as soon as possible to address the concerns of residents.

Again Again Residence Rights Been Taken Away Until Our Safety Been Put Aside By The Current MC Management Commities Of Serinabay Lead By Ustaz Yusuf And Members

As residence we have the right to be granted excess to go in and out of this building as residence especially the most important common excess that is our building in and out doors , they MC can use what so ever rules that they can say but when it come to residence safety nothing can be excuse , as residence i questions the instructions that made by ustaz yusuf and members by locking our in and out common excess doors that is our exit point of emergency during fire or any other disaster if happen in this building ..

I have made a report to the BOMBA headquarters in penang pertainning this matter and BOMBA have come and made this inspections yet given out letter of thier result of this inspections that what are the things they have to open and what they MC can closed in the name of security ..

  3. Laluan EXIT Keluar tangga Daripada banggunan Ini Di Kunci Dan di grill Dan kuncinya Tidak Diletakkan Secara Mudah Capai Dalam Kotak Break Glass Supaya mudah untuk Diambil dan dibuka pintu pintu ini Keluar Semasa Kebakaran ..
  4. Hose Air pemadam Api Yang hilang Dan rosak Tidak Di Pulihkan semula , malah Tiada Aliran air dalam hose ini dah lebih 2 tahun jika dibuka hose ini tiada air yang keluar ... ( Paip Hose warna Merah Di dalam bangunan ini Semua Tiada Air ) Di Bangunan Tempat Letak kereta Bertingkat Bangunan Ini Semua Paip Air Bomba Tiada Air ..
  5. System penggera Kebakaran Tidak berfungsi Dengan baik Dan sempurna 

Saya Berharap Tuan dapat menghantar sepasukan Unit untuk Ke bangunan Ini berdasarkan Aduan saya Ini agar Satu pemeriksaan Dan tindakan Bolejh dikenakan Kepada Perbadanan Pengurusan Disini Jika mereka Menyalahi Undang undang Dalam Melakukan Kesalahan Kesalahan Pengurusan Keselamatan  bangunan Di dalam bangunan ini dan minta Mereka Sediakan Serta Pulihkan Semula semua yang Rosak dan menyalahi Undang undang pada satu jangkamasa yang pihak tuan akan datang kali ke 2 untuk melihat adakah mereka mengikuti atau mereka engkar ..

And Below Are The BOMBA Penang Reply To Me Back After Telephone Conversation With Its Investigating Officer Pertaining The results of this visit here ... He also mentioned MC of serinabay Cannot do like this just because the reason they dont have money . 

We as residence see in the accounts statement of monthly usage there is money collected but why our security and safety is not a priority to us that have been paying maintainance without fails need to suffer and been given reason that we dont have money !!! 



From BOMBA Feedback the result of this inspections done was turn into letter of report address to MC of serinabay to collect it but until now no action have been taken and yet all this doors still lock , is this responsibble action shown by this MC of Serinabay Now ? 

MC of serinabay now is in power more then 15 Months allready and according to Act 757 Strata Tittle Act They must call for AGM and present all thier Audits accounts to the residence here in order to be allow to carry on in power or someone else need to take over this commities on behalf of the residence , they cannot be delaying AGM and COB komtar doesnt look into this matter yet favour them to carry on even it is more then 15 months manange by them . Does everything about law and order COB komtar need to wait for complaint then only they will act as actors saying they are doing thier jobs .. Doesnt they COB Have Monitoring Systems to check all accounts of MC / JMB in Penang Are in Order and order thoose or remind them that MC/JMB need to follow act 757 ? .. All this drama have been going on so much in so many place in penang , what are they COB are doing there in KOMTAR Level 11 ? 

For this case truly clear that MC Of  Serinabay Apartment Now Doesnt Care About BOMBA Requirement And Doesnt Even Care About Residence Safety In This Building ...

They Will Only Says

 " Kamu Patut bersyukur kerana masih ada lagi orang yang memastikan lift air dan letrik kamu dibayar dan diuruskan " 

Do they know that COB must be responsible if no one will take care or become MC / JMB of any building , Because managing " Bangunan Bertingkat " is under COB Komtar Juristition , even the sijil of mc / jmb is given by MBPP COB Komtar ... 

By right all this can be solved if COB Komtar do thier work instead of to much politiking .. they just pandai Tai chi tolak sana tolak sini , yet ada pula seekor kambing yang boleh dikorbankan tak tahu undang undang COB komtar sudah terlepas Kerana kambing hitam ini .. 

I have prepared lawyer to surcharge COB under act " Fails to Perfoms Thier Duties and Rasuah " by not singining the handover at that time until they show who is responsible for RM500K worth of back debt Done By Marwan and his jmb members / falsified audit report presented by jmb to COB komtar accepted by COB even i have letter from auditors company saying he the auditors dont do this audits report both me and auditors make polices report upon this matter and involed 2 auditors and company , polices commercial crimes say the need COB consent before anything can be taken action but COB with Ahli majlis Yusuf Belon push this police report and say let the polices do thier investigation but yet approved the fraud audit report presented in the JMB Agm to hand over , is this the way for COB to handle fraud case ? i only know that if COB fails to settle the handover that is near dateline in acts , they COB can be surchare for thier failure that why they bring Ahli Majlis just to use thier kambing korban tu sign this handover safeguard thier interest as they know i would not sign this handover / by right what that kambing hitam sembelihan is doing also is wrong as MC Member im the chairman at that time say NO !!! this kambing hitam sembelihan is Deputy Chairman Say Yes !! only 2 represntative of MC in this meeting at COB Offices , he cannot sign until he bring into commities meeting and get other members to agree with him then he can come in again to sign the handover , but this kambing hitam sembelihan just dont care and mentioned that ahli majlis is my friends not nice to not agree to him .. 

Dont residence see how many Ahli Majlis Involved In this Case under my Hand , How many YB Come down to win confidence back of the residence here after i have diclosed YB wife conflict of interest ? Open your eyes !!! 

Now Another Cover up for residence of Serinabay For so long A " New Public Playground " going to be given after reposession of state land at the side of serinabay for residence to say " Good Job " They care for serinabay residence ... 

POLITICS IS SO DIRTY , Rakyat Is The One Suffering ..

SERINABAY APARTMENT IS GETING WORST UNDER DAP PENANG STATE GOVT EVEN AFTER 2 YBHG STATE ASSEMBLY MEN COME INTO THE PICTURE AS RESCUE MISSION THAT TURN INTO DISASTER

Today 16.01.2017 as one of the residence of 230 units of houses from block A of serinabay apartment in jelutong have to climb up using stairs to their own house none of the 3 lift is working .. I feel pity the old and the unfortunate that need to climb staircase to go into their home , there is 23 floor in block A and 1 floor is 10 units of house and if 1 unit have 5 people living can we imagine how cramp and how hard for a family to go in and out of their house ..

There is NO notices what so ever been given to inform us residence that they are going to stop all 3 lifts today earlier by the management company of  "Island property management company sdn bhd  " and there is no explanation why is all this is happening ..

Before this i have told from this blog why i resign and didn't want to take up the post of chairman because of the terrible finding of miss used of money and fraud auditing that create a lot of expenses and alot of debt by the last JMB committees and their management company ( details from my previous blog posting here in this blog ) Later they want to hand over to me but they can't answer all the evidence shown that there is  alot of fraud accounting and miss used expenses done without residence concern and approval done but COB komtar 11th floor penang its director just don't care and keep pushing me to sign and take handover ... all this are bullshit !!! even the ahli majlis with them just to close case and push for me to sign and handover .. I didn't sign any document but they succeed to convince my deputy chairman ustaz yussof yaacob to sign this handover document that is all SHIT !!! ..

Later after i give my resignation letter the next day ustaz my deputy was approached by YB Ng Wei Aik that heard the news and call for a meeting to tell residence State Govt that is him will help ustaz and form new committees to run this place , they aggressively start doing collections in advanced and ask residence to come down and pay their maintenance in advanced to save this building in paying water and electricity bills .. they collect quit alot more then RM70 - 80K  to settle the utilities bills but still fails to collect the outstanding debt that old debt that residence don't pay , and NO action been taken to those that don't pay their maintenance bill so long that amounted to RM400-500K as what the previous problems JMB claimed .By taking payment in advanced the problems not going to be solved but they just postpone the problems to another date in future ...

Now after 1 year DAP and theirs new MC committee's take over problems that is postpone now submerging , today 16.01.2017 Monday all 3 lifts in block A not working , all 2 more block have at least just 1-2 units that is just working from 3 units each 3 blocks Lifts ..Our building security card systems have not been working for more then 1 year , our CCTV monitor that been placed at ground floor of all 3 block ontop of lifts have been remove into the management offices , all CCTV monitor at our main block B guard house have been dismantle out don't know put where at least there is 6-7 LCD monitors missing , our MC management meeting room round table and meeting chairs missing , the meeting rooms is empty , our gym rooms equipment missing , our swimming pools not operational for more then 1 year water is empty , our landscape trees and plant is left to die not taken care or watered , Until today 16.01.2017 no residents accounts statement bills been issued out to all residence upon their payment and outstanding current status asking us residence to pay their maintenance given by the MC from Island Management Company to residence ..

Day by day this building is falling to the state of  unmaintained why ? every month we residence pay our maintenance ... but we got Bullshit !!! Until when all of the DAP YB / MC and Island Management Company is going to say all this is because " People Have Debt And A lot Of  Residence Don't Pay Their Maintenance " but after more then 1 year this YB Ng Wei Aik / Lim Lye Sim / Ustaz Yossof MC And Island Management Company cant and even don't take actions according to act and the power of State Govt Penang Assemby men to residence or people that don't pay their mantenance fees until now ..Why ???

What happen to the speeched given by all these YB to the residence here that DAP State govt of penang will help all of the residence here ??? 

Why cant they take action but instead acting  like in movies or drama ???

 This is our first day of suffering climbing staircase into our own home even we have paid our part in maintenance fees ... I just cant imagine if because of this problems if one of the residence died because of  Heart faillure or stroke while climbing this staircase who is responsible ????

What happen if somebody is having emergencies called for ambulance but ambulance need to climb this staircase to give medical support to victims in this block A  died because of late receiving medical intention who is responsible ???

Those all these politician really care about us living in hell here ... Hell that is created by them because the authorities that allow all this to happen especially COB Commissioner Of Building And All this Adun And Assemblymen that doesn't do their jobs always put politic first people interest last ...

To me for this  Serinabay Apartment Jelutong Penang Case I blame :

1. Penang State Govt  : =  Fails To Ensure Enforcement Of  The ACT  Been Taken Action By COB Komtar 11 Floor Penang , COB didn't take action upon Fraud Audit Report With Proves Of Auditors Denying that the audit report send to COB is fraud and falsified Auditor Signatory ...The Police commercial crime also even Special Branch unit fails to take action upon all evidence and report been launch .State Govt penang have Allocation Of Fund just for Problematic Residential High rise that can be used to help us all even Federal Govt have these kind of  fund too but why left us like this , Even top ranking People in federal govt political party live here in this building but why cant they help us ... both federal and state govt always show as HERO out there in public but why ZERO to us residence here in Serinabay apartment jelutong Penang .

2. Adun Sg Pinang , Ng wei aik , Ustaz Yacoob & Commities and Island Management Company Sdn Bhd  = Fails to really solved the roots of the problems by taken action upon those that doesn't want to pay maintenance fees and have great amount of maintenance debt that is amounting to RM500K above , but
they can only say the CAUSE of the problem but NO SOLUTION to the problems ...

Ahli Majlis yang minta saya sign juga document handover JMB ke MC walaupun setelah diberikan semua bukti yang JMB telah menghantar Audit Report Palsu kepada COB komtar untuk Cuci tanggan minta saya tanggung sebagai pengerusi baru MC Di Komtar Tingkat 11 , Tetapi saya TIDAK sign Dan keluar Mesyuarat Ini Timbalan saya sign Ustaz yussof yaccob Sign Atas sebab Beliau sendiri .
They Come In 1 Year , they see , they say ,  they promise ,  and they walk away like ACTORS in drama or in movies ...

After I post this blog and spread around only 1 lift is operational now after a few hour , but the real question now is why just 1 lift operational from this block A building have 3 lifts ? We residence face this lifts problems is more then 1 year and how much more year we need to have wait just to have 1 out of 3 lifts operational ?

Again the answer is we got no money and a lot of people residence don't pay maintainance fees  ...

I'm sick and tired to hear this reason but no action been taken to those that don't pay their maintainance ..

1 year is not enough for all of you to take action and collect back all those back debt of residence don't pay more then RM500K ?

What have you all been doing this 1 year ?
