Latest Update For Residence Concern And Matters That Is Unsolved By 2010 JMB Yet To Residence Of Serinabay Apartment

Hi Everyone ! ..Happy Taipusam And Happy Chinese New Year 2011.

Today I'm Going to share with all of us regarding Starta titles issues ...i have all ready received a letter from developer telling me that strata titles has been issue out .I really hope everybody getting it ...

Letter received on my site regarding strata titles for serinabay apartment.
This letter send to my original S&P agreement lawyer and CC to me .
I have been charge RM1,290.12 only .Below are the details :

My lawyer Charges to me on processing the strata titles.
I have been told all charges now for processing strata titles is standard according to act and lawyer chambers prices for all lawyer to follow.Share with me if any of the residence is charge lower then this .

Hope this will update us on the strata titles matter . For our information's if units strata titles not been claim by owners and fails to do so after 1 year , the house owners can be fine.

Now, last 2 day i have been approached by 1 of serinabay house unit owner consulting me on his car park units problems that until now no respond from the 2010 JMB , Jiran Wangi and Developer .

The Problem Is :

1. In his S&P show that his car park units is covered car park but when he went to his parking lot there is no roofs to cover his car.This case ac cure  a lot at multi storey car park .I really hope Our 2010 JMB not sitting upon this matters as now the developers has already issue out strata titles , because after this no claims or case can be fight if the units strata has been released to the units owners.I hope that 2010 JMB will act to this important task now as if they think the new JMB will answer for this it is unfair and unethical.

As for house units owners that has this same kind of problems i urge all of you to launched complaints now to jiran wangi and keep a copy of that complaints for future references.As for developers please be fair to residence on this matters and cooperate with 2010 JMB to solved this matters professionally.

Can we choose our own lawyer if we found the earlier lawyer is expensive? By the way, is the tranfer fee involve all the form 14A and 16A?

If the lawyer fees is expensive compare to yours, can we ask to change the lawyer? Did you fill in the form 14A and 16 for this transfer? Hope to get your advice on this. Thanks.

Dear Echo ,

Yes Form 14A and 16A are All Charges That You need To pay and Yes There is No restrictions in changing lawyer on this matter but first let me advise you on some important fax before you make any decisions :

1. Please be informs That In order to get the 50% Discounts on stamp duty it is only for agreement after 2009 , as gazzated by government in malaysia budget declarations.

2.If sign before 2009 ,first RM100k 1% from your house value will be charge.

3.There Is 2 Stamp duty involve here :

A.S&P From Purchaser with Developers or Purchaser with owner ( Sub sales ).

B. Loan Disburstment With Banks Agreement Stems Duty.

4. All Charges Is Standard On The process Of Memorandum Of Transfer , What Can Be Negotiate is the miscellaneous , travelling/transport , land search and other lawyer services charges can be lower down to save cost , it is advisable to talk to your lawyer and try to get the lowest charges on quotations first and meanwhile you also ask from other lawyer too to do comparison of the charges.

Also Don't forget to check with your lawyer the copy of all S&P and Loan Agreement With Banks To Justified that you have paid earlier all this stamp duty or not after your lawyer has given you your quotations of charges to this strata title changing name process.
