This Is A CC Copy address personally to me , this is because im the one that shot a online complaint to the ministry and submited the defects report to them personally.

This Is the Explainations Refering to "Act118,fasal ke 29 , Akta Pemajuan Perumahan ( Kawalan Dan Perlesenan ) 1966.
In this act this is what the residences / owners units lot / jmb / management right to claims from developers prosiding to any defect qouted under
"apa apa kecacatan , pengecilan atau kekurangan lain pada petak atau bangunan atau harta bersama yang menjadi ketara pada pembeli"
Example : Rooftop Units leakage And Common area defects
As for some common area defects,
earlyer developers PR Builders ( Formelry Known As Pembinaan Kasporat )
Has agree to repair back some of the common area defects based on good will even though the libility period has ended

Dated : 15.07.2010 To 2010 JMB Chairman That is me at that time.
1. Owner / JMB / Management must be given 24 months as warranty period by developers from the date of vaccant posession date start. ( we can see it inside Our S&P agreement ) can submit any complaint
2. Owner / JMB / Management within 24 months can issue out letter or complaint forms to developers on the defect acure at lot units or common area defect in serinabay apartment.
3. Owner / JMB / Management will have to wait and give developers 30 days from the date of the complaint forms or letter date, to come back with reply of the defects submited ( All the letter and complaints forms must have aknowledgement from developers ).Developers must reply .
4. After 30 day no reply by developers , Owner / JMB / Management Can ask for qoutations and submit this qoutations with the previous letter attached and with new letter telling the developers this is the cost to repair the defect at own cost and asking for future instructions from developers. In this letter owner / JMB / management is giving another 14 days for developer to act and reply this letter or Owner / JMB / Management will do it accordingly to the cost submited as Claims to developer.
5. After 14 Day from the 30 day earlyer No reply from developer , Owner / JMB / Management can angaged lawyer to issue out letter to the developer lawyer to release out the sum of claims needs to starts works on repairs.According to law the developer lawyer will have to release out the sum of money to the Owner / JMB / Management within 14 Day from the lawyer letter date given to the developer lawyer.
Fact : All these can be avoid if Old 2009 JMB And Robert Bench Management Company Act Accordingly to the rules and regulations. ( Buat Kerja Jangan Tidur Makan Gaji Buta )

Hi Everyone !. Today I'm Going to Share Some questions in my head About Robert Bench Management Company In Serinabay Apartment .
1. Why Must Robert Bench Used Our JMB Chop On Daily Work On Behalf Of JMB Of Serinabay Apartment
Fact : All Management Company Work On behalf Of The JMB If When Normal Daily Routine JMB Are Not Around So Robert Bench Must Chop And Sign With Thier Own Chop On Behalf Of JMB , This Is To Have Sense Of Accountability And Credibility On Their Work , The Most Important Things Is Their Honesty .
2. Doesn't Robert Bench Have Their Own Chop To Work On Behalf Of JMB Serinabay Apartment.
Fact : If Robert Bench Don't Chop Sign With Their Own Chop On Behalf Of JMB, If Anything Wrong Done By Robert Bench , JMB Can't Claims Anything From Robert Bench At All Time .If Robert Bench Bring Up To The Court They Will Walk On Their Hanky Panky Work Done Here. Full Denial

Fact : This Is On Credibility If The Contractors Paid The Deposit For Renovations And Also for After Works Clearing Works Its should Be To The JMB And With JMB Receipts Not Some Receipts Books Bought By Robert Bench And Taking Money And Issue Out That receipts.But I Have Also have Prove Some Of The Money Is personally Kept By MR Tony And Mr Nathan .

Base On Robert Bench Resign Letter They Say They Will Present That Account To Us With Charges 3 Months From 19.06.2010.But I Have Put Terms In Meeting Minutes But Erased Out By Mr Steven Yong As Sectary , that Robert Bench will Have To Give JMB A Writen Report Monthly Basics On The Un Audited Accounts Progress , For JMB To monitors Without Any More Delay.I Personally With Make Report To The Police If The Accounts Is Still On Delay And Hope Others Will Follow Making Reports If They Are Delaying.
