Poor Managing By The JMB 2013-2014 Just For 1 Year Create Operation Debt Of RM291,520.39 , Increase Maintainace Unpaid Debt Of RM13K And Used All Of the Saving Fixed deposite Shinking Fund Money RM55,950.00 Saved by The Previous JMB 2011-2013




















Selepas Saya bercakap dengan agent insurance mengenai niat kami ingin menggunakan
Polisi dibawah "error and omition " sebagai Jalan penyelesaian Kepada hutang hutang yang ditinggalkan jmb 2013-2014 gagal mendapat kebenaran Atas dasar tidak cover Untuk isu sebegini ... 

Akan tetapi jika jmb yang baru membiarkan syarikat syarikat yang Di hutang jmb 2013 - 2014 menyaman jmb of serinabay Kerana gagal membayar hutang yang mereka buat Ini maka "error and omition " Terpakai Kerana demi melindungi jmb of serinabay ...

Finally After More Then 15 Months The 2013-2014 JMB In Power With IQS Resources ..Now 8th March They Finally call For AGM Meeting !!

My Resolutions To Be Pass In This AGM Meeting To Ask For All Serinabay Resident Support In This Meeting For The Best Interest Of All Residents Living Here In Serinabay Apartment Penang 




The Other Issues In hand That JMB 2013-2014 Need To Answer Is : 

1. Why the 2013-2014 JMB didnt instruct the IQS resources to be transparent in displaying all 32 management parking lot rental of 2014 and now they also dare to collect 2015 rental even though they have NO !!! valid athorities on thier terms to do this by taking 2015 -2016 JMB sources of other income and  to let them see what other development to be done on thier terms as respects for the new 2015 commities rights.

Now what about the residents rights to know who is renting before 2014 and now 2015 and how much has been collected ??? ( 32 Parking lot X 1month RM80.00 = RM2,560.00 Minimum Rental Only Excepted 3 Months and above Or time 12 Months = You all do the math )

What about fairness to others residents in giving all rotations to have chances to rent this extra indoor carpark without getting MPPP and Trafics Sumons whe we park Outside ???

2.Why prevoiusly there are 8 day shifts and 8 nights shifts in house guards engage at below RM20K a months have been terminated by the 2013-2014 JMB and now replaces by not even full 4 person day and night guarding serinabay now ...Can 2013-2014 JMB Declare how much are we residents paying now ?

3. Why Previously they are 9 Daily cleaners company engage with pay of RM9,500.00 a months have been terminated by the 2013-2014 JMB and now replace and engage with not even full 5 person working cleaners tohandle all 3 blocks of serinabay ???.. and how much we residents is paying this new company monthly ???

4. Why previously IQS resources is engage at cost of RM13,000.00 per a months with full stafs of 5 person should be working per a day but now under 2013-2014 JMB not even full 5 person per a day and can 2013-2014 jmb declare how much have we residents been paying to them monthly Now for the past 12 months of 2014 ????...

According to previous JMB2011-2013 Contracts with IQS resources :
IQS Resources With 2011-2013 JMB 
One Building Manager
One Supervisor / Chief Clerk
One Normal Clerk
One Handyman ( Electrical Works )
One Handyman ( Plumbing / Civil Works )
Fees : RM13,000.00 Per a months

5. What Happen to the Robert Bench And Jiran Wangi Bringing to Courts Case ? What is the Progress Under 2013-2014 JMB ?..

6. How much of  the OLD DEBTS of the unpaid Management Fees collected by the 2013-2014 JMB ?..

7. What is the benefits of changing the 2 times new cards under 2013-2014 JMB to the residents ?

8. In 2011-2013 our JMB Assets Of Own Walkie Talkie and Security Vest Available In Hand until Handover to 2013-2014 JMB Is 9 Units Of Our Own Walkie Talkie and 17 Units Of Security Vest As One Of Our JMB Assets ... Please Now declare How Many Still In Hand to Hand Over  ?

9. How much of the Common area Electricity and common area water  Bill Monthly paid sinces 2013-2014 JMB took over ? How much Is still Outstanding Not Settled Yet until now ? ..On the previous AGM 2013 .. residents have agreed to the notions of changing to enegy saver light for all common properties but depend on the fund income capability ... during the 2013-2014 JMB term , How many light have been change and what is the differents in cost wise ? is the total bills drop and what is the saver firgure monthly ? Do we cover back the total cost spend ?

10. why is all the entry and exit excess door security touch cards systems is not working for the pass 1 year under 2013-2014 JMB management ?

11. why is all security monitoring systems at the guards control rooms block B has not been funtioning for nearly 1 years during 2013-2014 JMB Management ?

12. I can see A lot of diying Plant and dry trees cause by poor gardening techniuqes and no monitorations Of  Cleaners Company , IQS resouces and even the 2013-2014 JMB , Now who going bare all the replanting lost cost of all those leftout  to die plants and trees that is inside our facility been given when purchase this house units inside our S&P that hold the values of our house ?...Is gardening Is included In The cleaners Contracts Engage by 2013-2014 JMB ?.

13. Prevoiusly Handover Of Assets Of 2011-2013 JMB To 2013-2014 JMB ... We are Supose to have 5 Units clamps ..Now can the 2013-2014 declare how many units lefts now to hand over ? What about clamping Fees How Much Have 2013-2014 Collected in 1 years ?...

14. Serinabay is a more then 18 months projects with the developers , and have allready been given out by the state govt the strata titles ... Can the 2013-2014 JMB declare How many units have done thiers MOT ( memorandum of transfer tochange name from developer to House owner and Bank ) ?.. Is it more then 25% ... Who will be empower by the residents In this 8th March 2015 AGM Meeting  to have this meeting with developers to ensure the handover prosedure is win win and we residents get back our outstanding amounts hold under Pembinaan Kasporat Sdn bhd ... ? What ever the Results of this meeting should be posted at the notices boards for all residents to read ....I also suggest the New commities elected in this AGM hold the post of the Management Cooperations commities change to Society Acts and Starta Titles Acts ....

15. What about our Gym Rooms Facility And Game Rooms Facility it is totally differents from the previous 201-2013 JMB handover conditions and Differents units of Assets available in boths of these rooms now compare to earlier .... there is no addtional facility items been add in boths of this rooms ... Instead now its loosing more and more items to me has been stollen or destroy by un responsible residents because of lack of security and monitoration of all involed in the terms of 2013-2014 JMB .. now my question is :

- who going to bare the cost of all the lost of boths of this game And gym rooms assets ?
-  Do 2013-2014 JMB claims insurances upon all this loses ? And how Much Is the Claims ?
- Why have not 2013-2014 JMB Change or replaces all that has been lost and spoils ?

16. We Serinabay have been charge by Pembinaan Kasporat bill by Pulau Reka Sdn Bhd before, upon Handover in audits reports of 3 units of Guards House as Serinabay Assets ... Now Why does 2013-2014 JMB doesnt utilized this assets and yet left it outside of serinabay compaunds unmaintained left out to rust and put polices logo on it ... is that polices bit ? do polices agree upon taking that guard post as police bit ? any black and white ? What is the polices respond upon it ? ... Now its has vandalised by outside people ... Who is going to bare the cost of repairing all this 3 units of guard post ?

Now these are just some of what to me JMB 2013-2014 need to declare before they stepdown as all this is crutual in determine the flow of future development by the new JMB/MC of Serinabay Apartment Penang ... What have been done ...Is Done !!! Now let's Look at the future and how to maintain and build up back what have not been done and should be done in future for the best interest of all residents living in this Apartments...

Remember if we want changes we ned to work for it ... later sit down and pray to god so that what we have work for is also what god intend it to be ...And always work with consistantly to maintain our interest in this social works that need sacrifices and good teamwork from all the residents ... If not it would backto square one !!! we need more concern residents to stand united with the  New  JMB/MC in giving 100% supports to develop more good development in serinabay if we want some positive changes ... If not just forget about it !! they will be more and more taking advantage residents that is so selfish only think about themselfs not about others living here in serinabay ..then we will see alot of good consern people moving out from serinabay then we all can imagine what is this place going to be look like ...It is all in your hands you choose what the future you are going to live in ... Choose to change And changes you will see !!!!

TRIBUTE TO ALL MY 2011-2013 SERINABAY JOINT MANAGEMENT BODY MEMBERS ..THANK YOU ALL .

Asalammualaikum , Salam Sejahtera And Salam Satu Malaysia , this is my jmb members tribute for all of those 2 hard years in making serinabay one step ahead in improvement and development ,

First of all my deepest thanks to all of you giving me support as chairman even though i know some doesn't agreed , some say its is hard and a lot of sacrifice time need to be spend for jmb but i still say come if you can ..yet among all there are some that really go all out with me.

As chairman to me and to whom that concern want to be a chairman the most important thing is control ..by upholding rule that you your self must follow and no favoritism , every mistake done by no matter who, must be deal fairly and standard , even though mistake done by your own jmb member or own family and friends all must respects other people rights in upholding the rule that is for the best interest of all ..

There will always be obstructions and attacks to chairman especially as you are always the targets if someone feels what have been implemented effects him or her self but not others ..to him or her your are problems then its going to be along cool winter for you if you make mistake ..always watch your back and always keep them closer ...in the end don't let them stop development ...always find solutions not fault. 

Always prepare your mentality and secure your lost if dealing with some people that take it personally and treat you as treat ..as for me : 

- My car window have been bomb in such time bomb using firecracker..But luckily I'm insured ..police report.
- My hand phone have received treats by sms ...Police report 
- My Family also been treat ...Police report 
- I have been attacked and broke my hand in process ...going for Jail 5 years , but ask to be release for the sake of his family ,by me pulling back the report.
- Been accuse of all lies that is in the end the truth prevails ...by doing all the development for them with no salary ask from them .

But in the end i decide to resign 24 hour the next day ,just because my in house security have been attacks using knife and injured him ...up to this extend i value life and i know that night they have said it out loud they just want me to resign .. on that night put in reversed that these people don't understand all been made is for best interest of all including them ..they just don't want to follow , they just don't want to pay maintenance's and  they just think about themselves not others...now this group is dangerous and not rational ...they just follow their anger and hatred hearts ...they just don't care . but in the end when something bad happen then only they will show regret and ask for forgiveness ...very unresponsively and very unhealthily risks.

In terms of  leadership a leader must always show vision and must always have alternative in solving problems as chairman knowledge and network is also one big factors in connecting dots to solve problems that sometime come intentionally and some unintentionally ...as chairman always minimize chances or minimize un sighted look hole in every aspects or development but continue monitoration from time to time is a must from all jmb ...never be complaisant in what you have always look for upgrade that can improve but always works by stages not to fast not to slow.

Development or improvement is necessary in any JMB because this will effects the house values in future ..the more development and improvement done will ensure the house units markets prices raised and this is good for house owners in theirs investment in near future ...we never knows what going to happens to our future but we do knows by having a good potentials residences that have its high markets demand will definitely helps if we are going for investment in deed.

I'm sure with the new 2014 JMB chairman and teams ,they  will be do it better and give more development and improvement for the best interest of all residences .. as residences now I'm also like all of the residences here in serinabay apartment looking forwards in positive development that helps and raised the house values here. All the best to them ...

IN HOUSE SECURITY 

1. To all of my first night shift and day shift first direct engage in house security directly manage by me and Cikgu Mazlan ...Sorry after i resign the new jmb engage a company to replace all of you ... especially to PK En Ismail , PK Kannaga ,PK Indrani , respected for old but good example to the young like PK Hafsham , PK Shahiran and PK Rohaizat  ..i also wonder why they let all you guys go ..so sad .To all 8 person day and 8 person at night with salary of RM1,200.00 per a month to me you guy have done a lot,  may god repay all of you ...i hope you all excel in life.

And to all others Services Providers that i dint mentioned in details here, i value all your helps and commitment ,all your efforts i appreciated and noted .Thanks again ..IQS resources , Maxview Automations , Ms elevators , Simon Enterprise , Jaya Letrik Power Enginering , Seatech , Pump flow, Mr. Cheah Panel Plumber and all that i forget to mentioned your company name here.

As bonus in our jmb terms of administrations , we JMB were provided donations fund from BARISAN NASIONAL  elections party candidate at 13th general elections Dr. Thor Teong Ghee , the only candidate that's helps us from day one this building were build and given to us ..the amount is RM20,000.00 that we needs to top up our missions in replacing all of our 9 lifts vandalised wall panels , with anti scratch wall panel that really elevate again our house values ...Apart from Dr. thor teong ghee another BARISAN NASIONAL candidate that rally come in to helps in making alot of community building activities is Mr Ng Fook On ..He also donated alot to collaborated activity in our surrounding areas. we JMB pays the state govt yearly RM48K plus minus as quit rent but not even 10% given back to serinabay ...Don't forget RM125.00 every 6 months X 754 Units of  Cukai Pintu ....

This Banner is one out of many activity done for serinabay community by the federal govt ...estimated about RM50K more given back in the 2 years activity not only for JMB of serinabay even all society but also to surrounding areas like  JKR , taman serina , Desa selatan and Surau al kautsar . thanks to all .

As chairman i always believe , when people come in friendship and willing to helps in anyways is very much appreciated , as chairman i must always thinks for the best interest of all people living here , anyone that come to helps all this residences as political contributions ,as federal govt concern in lending some helping arms not only for serinabay but every apartment in that areas is also given now this is good and stupid of me to rejects all this tax payers money our money too. but in the end i always wonder where is the contributions from the penang state govt tax payers money that yearly allocated to all Dun and Parliament of each areas to helps its surrounding in this case Serinabay apartment sg pinang ...

I always have plan for the state govt to helps us in serinabay , but no body come to approached us ...

In the end we are all neigbhour , don't be so fanatic always and think the best for you and country as we are all going to live in it ,  where there we like it or not ..we are sharing to live and to survive ... what we think is our is share by others ..


Just for clarifications what ever political projections in this post is all reflect to me alone doesn't concern of others JMB members ...i take full responsibility on this post ...i know its doesn't agreed by some others even though the services provider mentioned here ...it is not fair to put all the eggs into one basket...
