Today I'm diverting our view to this urgent matter now happening near our living area.As we all doesn't now that the new development of land near serinabay apartment here is going to be scrap metal junkyard for a company that rent from owner that hold a lease from stategoverment as "Pajakan Negeri". This Lot 497 Seksyen 9 are located in the nearby surrounding of residential areas.
Our concern now is how can a residential areas being develop as scrap junkyard business area as industrial activity.
If this business be allow run in this areas it will contribute health problems to us residence here , epidermic will be at risk as nearby residence here example our serinabay apartment , taman serina , menara riverview ( westcort Building ).
We are all at risk of :
1. Dengue mosquito breading lairs
2. Fire disaster
3. Dust problems coming into our house , Air pollutions
4. Noise pollutions
5. factor that will bring down our house values in markets especially block A serinabay apartment Town view units.
6. Activity that will make this area dangerous for our children and public walking nearby.
For our information's measure has been taken by "Jawatankuasa Qaryah Kawasan E ( JKQKE )" Our Surau Al kautsar Commities , we have allready taken actions sending letter of complaint to various agencies in state goverment of penang asking for help and feedback on our concern towards this company making a scrap junkyard business here nearby serinabay apartment .
This actions been taken by JKQKE after when hearing respon from Management Jiran wangi saying no actions can be taken as for this is private land , And as for Mr Steven Yong 2010 JMB respond to us as what we are trying to do here to him is a waste of time and there is nothing wrong happening here now at this land nothing is a problems to us as residence of serinabay apartment .This is a disapointing respon hearing from a JMB representing all of us living in serinabay apartment.
Apart form what Mr steven Yong and Jiran wangi respond to us , we JKQKE has written and give a letter of asking them to write a wirten respon officially by JMB 2010 Serinabay Apartment asking respond and support from them for our records as what we JKQKE trying to get justise from sources to ensure this activity will be shifted to somewhere ealse or stop al all means here nearby serinabay apartment .
Letter has been given and received by the management Of jiran wangi ,we JKQKE Give 1 weeks from the letter received date to give us written respond as we residence also would like to know thier stand on this matter representing all of us living in serinabay apartment .

Dangerous Object At Children Playground Area In Serinabay Actions Has Not Been Taken By The 2010 JMB Until Now 22.06.2011
Dear residence today im going to bring your view into this matter , as a father for me it is very dangerous objects in children playing areas at level 1 poddium in serinabay apartment .
It is seem there is some sharp pointing out object apear to pointing out at our children playground , even though it is already covered but it is still dangerous because , children can trip over it and fall , children can excidently fall on to it and injured themself and the most dangerously it is a hazardous object that could cost live here, as far i have ask around this object is handle like this by 2010 jmb for so long until now and no different step and measure taken to change this situation untill now.

From 19th June 2010 Until Tomorrow 19th June 2011, End Of One Year Period Of 2010 JMB In Serinabay Apartment
Dear Residence ,
Tomorrow 19.06.2011 , Its is already one year our 2010 JMB Committees has manage our building Serinabay Apartment from the 2009 JMB Committees.
As far i can see there is a lot of things they have done and there still alot of things that they have not done ...As for now what can i say is that after this we are going to migrate from Joint Management Body to Management Committees a larger responsibility and commitment .
This Management Committees is really needs to be build up by those people that is fully responsible persons that with planning and visions to execute program and projects for residence improvement without forgetting future saving in our fixed deposit fund as shin king fund.
Apart from all this there is still matters that's pending to us as residence until now a questions with no answer :

- What is the validity of agreement status of renting out car park to residence using visitors lots , without meeting with residence upon making decisions by the 2010 JMB, how many percents of the residence agree upon theirs decision ?.
- What happen to the level 4 car park owners that is written in theirs S&P with covered Car park but in reality no roof to covered their cars ?.
- Is all 3 sets of accounts send for auditing audited and are they all balances ?.
- How much has the 2010 JMB collected residences debt in maintenance bills UN paid and how much left until now , it is the same , lower or increase until now from the day hand over by 2009 JMB ?.
- How many more months of extensions date will be requested by 2010 JMB in order to Handover by calling for AGM 2011 to the new Management Committees Of 2011 ?.
According to the act they will be given a extension by the COB as Cooling Period but the most importantly everything must be done before end of 2011.
As for me i really hope the next Management Committees will be consists of people with time and commitment persons at least they can give us residence 3 months one meetings with all residence in open areas to involved residences before making any decisions before making implementations,or major actions.
There is still a lot of rooms for improvement , all that we need now is committed people that has no personal interest and responsible to act to residence complaint not trying to hide and run from them.

No Monthly Statement Of Accounts Been Display On Residences Notices Boards From 1st October 2010 Until Now
Hi!...Everyone ...Today I'm going to share something that is very important to us as residences and it is the right of the residences of Serinabay apartment to know how much of the money been spend by 2010 JMB as at today and what is the expenses for.
Until today there is no monthly statement of accounts been display on our residences notices board since the first day Jiran wangi take over 1st October 2010 until now February 2011.
There is rumors saying that there is discrepancies in the Accounts send for auditing and the 2010 JMB is using this accounts to do adjustment to make it telly for auditing purposes.I really hope this is not true because God knows what is happening and one day the truth will prevail .
But as residences i urge all of us to start questioning this matter and put it in writing by going to the management offices and writing it in forms and make photocopy of it for future reference and to show that we the residence of serinabay apartment really care about this matter.
Earlier after i resign , i have been told by Mr Steven Yong that the reason of changing Robert bench to jiran wangi without quotations is because jiran wangi fees is lower then Robert bench fees and the amount has been told to me is around RM9K -RM10K per a month, but until now we residences of serinabay didn't know how much is the real fees , because there is no statement , what about expenses and spending , what about the total amount collected from residences as parking renting fees that has no authorisations from residence and how many parking lot been rented out to residence and for how long is the contracts or agreement.All this figure play an important role in the statement of accounts declare to us as residences.
We all have equal right to know this figure and amount as for we are the one paying our monthly maintenance fees.
As an accounts background person Mr Steven Yong should know better about all this matter , i hope that the rumors is not true because if caught in adjusting figure of an accounts, every 2010 JMB members can be arrested in altering account making false claims statements.
As for Robert bench statements of accounts i have it all when previously displayed in the residences notices boards from the first day they comes in until they left.As for earlier from kasporat until Fa Resources also i have in my safe keeping , but i only don't have from the first day jiran wangi take over until now.All this statement can be check by us at the COB offices Komtar when they submit this audited accounts for Declarations.We as residence have every right to ask COB to show these documents and check it .
I hope know everybody realise the important of monthly statement of accounts declare to us as residences.Please remember this our money been used and manage by JMB .All we ask is transparencies in handling it as what our state government saying C.A.T Credibility , accountability and transparency.

Latest Update For Residence Concern And Matters That Is Unsolved By 2010 JMB Yet To Residence Of Serinabay Apartment
Hi Everyone ! ..Happy Taipusam And Happy Chinese New Year 2011.
Today I'm Going to share with all of us regarding Starta titles issues ...i have all ready received a letter from developer telling me that strata titles has been issue out .I really hope everybody getting it ...
This letter send to my original S&P agreement lawyer and CC to me .
I have been charge RM1,290.12 only .Below are the details :
I have been told all charges now for processing strata titles is standard according to act and lawyer chambers prices for all lawyer to follow.Share with me if any of the residence is charge lower then this .
Hope this will update us on the strata titles matter . For our information's if units strata titles not been claim by owners and fails to do so after 1 year , the house owners can be fine.
Now, last 2 day i have been approached by 1 of serinabay house unit owner consulting me on his car park units problems that until now no respond from the 2010 JMB , Jiran Wangi and Developer .
The Problem Is :
1. In his S&P show that his car park units is covered car park but when he went to his parking lot there is no roofs to cover his car.This case ac cure a lot at multi storey car park .I really hope Our 2010 JMB not sitting upon this matters as now the developers has already issue out strata titles , because after this no claims or case can be fight if the units strata has been released to the units owners.I hope that 2010 JMB will act to this important task now as if they think the new JMB will answer for this it is unfair and unethical.
As for house units owners that has this same kind of problems i urge all of you to launched complaints now to jiran wangi and keep a copy of that complaints for future references.As for developers please be fair to residence on this matters and cooperate with 2010 JMB to solved this matters professionally.

Now Days Everthing Is Out Of Order With 2010 JMB
Hi!..Everyone , Today I'm really Frustrated with how Mr Steven Yong Explanations to me ,
on the out of order problems here in serinabay apartment.
I have made a Written complaint today at the management offices on these matters below and meet with him on the way out of the offices :
1. My complaint : Swimming Pools
Swimming pools Is Out Of Order Since 12.12.2010 Until Today 15.12.2010
He told me something has broken and its cost Rm3K .
My Questions Now :
What cause this problems ?.
What happen to the swimming pools maintenance fees that been paid every months to the company that maintain our swimming pools ?.
Why is it after maintenance still this problems ac cures ?.
When are they the 2010 JMB going to decide and repair this facility ?.
2. My complaint : Sauna Rooms
Sauna Rooms ( Male / female ) Is Out Of Order Since 08.10.2010 Until today 15.12.2010.
He told Me Got leakage Floor above haven't Fix yet .
My Questions Now :
Why is it 2 month until now no decisions and actions taken on this matters by the 2010 JMB ?.
Why is it no notice been put up to residence on this matter on the notices board ?.
3. My complaint :
Basket Ball Court No Updates And Progress on the work Since 2 month ago Until today 15.12.2010 .
He told me he has told kasporat until now no reply.
My Questions Now :
How can 2010 JMB talk to kasporat with just using mouth and words , why is it no letter from the JMB to ask kasporat on this matters chasing them professionally earlier 2 months ago until now ?.
If there is a letter to kasporat or reply from kasporat on this matters 2 moths ago why is it not been put up to residence view at the notices board?.
4. My complaint :
Its Not fair To Rent the Visitors car park the 20 lots to residence Now .
He said JMB can Rent it Out as long as before and until 16.12.2010 on first come first basics.
My Questions Now :
Have they ask residence Opinion on this matter ?.
Is this fair to Rent the lots now and taking money , rather then taking names first who interested and wait after 16.12.2010 then only draw who gets the lot later ?.
How many people see and notice this Calling out renting Offers letter been put at the notices board ?.
What Is the rational if residences with own parking lots at level 1 and 2 multistrorey car park can also rent this parking lots Those at higher level can't have it ?.

Block C and A Notices Board No Glass to secure the notice put there for residence.
He said allot vandalism done by residence there on breaking the glass .
My Questions Now :
How long has this glass been broken ?
How much the cost compare to the cost of putting all those steels bars around this building ?
What Happen to the CCTV in this building , why is it not been operated and placed at the right areas ?.
At all this place there is guard stationed there why is all this things can still be happening ?.

- Fa Resources last working day JULY 2009
- Robert Bench Take Over AUGUST 2009
3.Robert Bench / JMB 2010 / JIRAN WANGI
December 2009 to November 2010 Accounts Has Not been audited and presented to COB.
- 2010 JMB take over 19.06.2010
- Robert Bench Last Working Day SEPTEMBER 2010.
- JIRAN WANGI take over 1st OCTOBER 2010.
( October 2010 And November 2010 Monthly Accounts can be display to residences Even though send for audit , for residences justifications and acknowledgment there is nothing wrong to display it )

7. My Complaint : Water at lobby block B ground floor
Last 2 day ago theres is floor water coming down from level 5 house units through staircase flooding the ground floor in front of the lift , What is the JMB actions on this matters ?.
Today 1 Of Block A Lift when down Out Of services , Before there is also leakage at level 22nd PBA pipe going into the house units meter , spilling all over the ground floor in font on the lift , there is possibility this water can flow beneath the lift below , this can also spoil the lifts here , what can ensure this same scenario wont happen at Block B lift ?. What are the next step to avoid this thing to happen again ?.

Wasting Of Water Leakage Already Been 1 weeks Until Now No Actions Taken By The 2010 JMB
Hi! Everyone today I'm going to let all of you see the same problem of water leakage again and again happening here at Serina bay block A building ...this leakage will be accounted to our building water bills and as residences it is our money that used to pay for it ...

The Cause Of Leakage :
In conclusion this water is not bare by the house unit owner water bills but going into building usage water bills and who is paying it ..it is the management using our maintenance money as water bills . This is because PBA will deduct all house unit water bills Block A,B, And C with reading from Main Meter outside building , and consider it as building water usage . So i hope as residence please complaints this matter to avoid any more waste of our money that can be used or keep for other problems in future.
2010 JMB should be aware on this matter as serious , rather then thinking on making money by putting more burden to us as residences.They know how to prioritise which is more important saving as much as possible and maintain , or spend for development but as waste .

The 2010 JMB Attitude That Needs To Be Change ..NOW ! !.
Hi everyone ...As JMB they have to be always aware about our surrounding and sensitive about our neighborhood needs ...as far as i can say the 2010 JMB is more to ACT WHEN BEEN TOLD, No Own Initiative To ACT BEFORE PROBLEM AC CURE .If like this to me they are not doing their jobs for residence interest rather then to WAIT And ONLY Act Upon Complaints.
A Good JMB should always be close with residence ...until now they have not call for residence meeting , they are also following the old JMB style making their own meeting making decisions without residence concern No open for discussion segment not Even quarterly meeting .
These are some few questions for them :
1. Are they going to continues making decision for residence until 1 year period end then do AGM Meeting ?.
2. Where are Monthly Statement Of money Usage by Jiran Wangi Post To the notices board ?.
3. Are they going to discuss with residence on what are they going to do with visitor carp ark here or are they going to implement their own decisions without residence concern ?.
4. When are they going to declare formally the cost of engaging RELA and Jiran Wangi Sdn Bhd To residence ?.
5. Why we can see Mr Steven Yong handling and making decisions on behalf of JMB 2010 on the floor and inside management offices , what happen to the rest 11 person of JMB members. wasn't it the same like Former Chairman Is Doing on the floor ?.Does all the actions getting Other JMB member concern ?.Or it Is Just Majority Win ?.
6. When are The 2010 JMB going to declare the 1 year earlier Account have it been audited ?.
7. When are 2010 JMB going to Declare And Help Residence on processing in getting and changing name on strata titles that i have heard it is already Out ?.If The JMB act on behalf they can save residence cost on lawyer fees by paying package cost not individual cost .
8. What is the actions and progress on the outstanding payment of maintenance fees not collected by JMB ?.
9. What Is the next actions on helping Shop Units that having difficult time in Serena Bay ?.
10. When are 2010 JMB going to improve Our Facility in Serena Bay ?.
Please Don't just Sit In JMB Letting MR Steven Yong Making All The Decision The Rest Doing Own Things.
Get residence involve in programs and planning by making residence meeting , like what been promise before to do changes from last JMB.Be prepare and open to hear residence complaints .
Again Don't Just DO SOMETHING WHEN RESIDENCE COMPLAINTS But act early , Always be aware and try to understand residence problems and work to improve it .

No Action Taken By 2010 JMB Until Now For These Cases
Hi everyone today I'm going to share some issues that is delay until now no action taken by 2010 JMB .
1st case : look at this picture .
2010 JMB can buy so many pillar at our visitor car park but why, that they can't patch up this hole for residences convenience ...is it because they are so busy thinking in making money on renting out this visitor car park to residence that they forgot to think on the residences needs.It is already been 1 month this hole is here ...how much is this going to cost comparing with the cost of all those pillars.
2nd case : look at this pictures.
Its has been 2 months this renovations works been going on until now it seem that its like "projek terbengkalai" what wrong with this progress , no update by our 2010 JMB to residences it just like taking it easy not important for residence ... Especially during now school holiday nothing can be utilized at this areas.No basket ball , No tennis , No futsal nothing can be played here.2010 JMB should follow up on this matter fast or it will be delay again.This is for the residence not to see but to used.
I really Hope That 2010 JMB not sitting on this Matters ..

Some More Important Issue As Residence We Should Be Aware Because This Is All Our Money ...
Hi!! Everyone today I'm going to share something to as a waste of our money as maintenance fees that we pay every months .
As we all know that all this time we have been hearing JMB has no money to do improvement for us as residences, but now the 2010 JMB is doing some improvement as to me its good but if they cannot know which is to spend and which is to saved then development without control will become a waste .As to me what is control it is Discipline.
What is here are some example that we all can evaluated as whether this problems is UN avoidable or just been ignore by the new 2010 JMB.
My Principal is There "Is No Bad Student Only Bad Leader".
1st Scenario : Look at this picture : Look at the long light on the cycling its open all day long since 1 week ago .The reason given by the management that, this light switch is centralised with the others light inside our ground floor and if we closed it all the light inside will also be closed and dark , is something to me that unacceptable because we have technician that can do something about it rather than leave it be like that to waste everyday .
2nd Scenario : Look at this picture Below , All this visitors car park this few weeks has been occupied by people that is not visitors and some is residence that would not want to go up the multi storey car park at their own parking lot . All this cars has no visitors pas card leave on theirs dashboard of the cars.To me now 2010 JMB have to strict and fair to all as what i can say this is not fair for the rest of the residence and visitors.
3rd Scenario : Residence has been given statement today 08.11.2010 Of Oct 2010 Monthly statement payment made and outstanding maintenance fees.Behind this is a Notice stating that to confirm the statement of accounts given. Now below are Picture one sample of a problem statement , in this statement Jiran wangi clerk has done some adjustment with chop of JMB by the JIRAN WANGI SDN BHD.
My Question Is :
1. When this statement given back to questions the mistake done by them the clerk open out the ledger of collections collected manually to check and confirm the mistake . But why initially they have not check with this ledger before doing this statement out to residence ?.
2. Looking at the statement the Debit and credit is not presented as monthly account statement rather then to me it is just like a letter to residence as formality to get the opening cash balance from Robert bench . Why is if residence that pay in advance 3 month the amount credited out from the month of this statement Oct 2010 is RM330.00 Not RM110.00 Per a month Making the balance is RM220.00. Not RM0.00 As balance ?.
3. What If residence didn't come back to them to rectified the mistake after 14 day , what happen the the money that is the different amount in this case the RM220.00 ?.Where is it going to be keep as Excess Money?.
4. To me know how is the one working for who ?. we residence have check and correct the work that initially they should check before they shoot this statement out ?.
5. How does this clerk going to do adjustment on the mistake at theirs side , when she just chop and amend this statement and give back this statement to me without photocopying this amendment and ask me to sign like what been instructed on the letter given, so that their head offices will know there is a amendment for my statement ?.I will go back to the maintenance office tomorrow to rectified this.
6. Do 2010 JMB check all this ?.
So far i have been told the same mistake from my other neighbour
All this raise the Credibility , Accountability and Transparencies Question in my head to 2010 JMB.
I hope every residence really check this statement and go back if there is anything wrong with it , the most important thing now is to keep all your receipts carefully NOW , THEN and EVER.
